Cost optimization residential houses in terms of floor space

Bachelor thesis pays attention to the smallest floor spaces of family houses. In theoretical part, we will pay attention to the basic nomennclature as Residental Building, Family House etc. After that we will acquaint with the kind od Family Houses with orientation in Family Houses and especially in theoretical part, we will acquaint with demands on normed houses. Other very importatnt chapters, we pay attention to, are enclosed space and price indicators. These two chapters will, serve us in calculations in practical part of Bachelor Thesis. Practical part od Bachelor Thesis describes design of optimal Family Houses which are pointing at the smallest allowed floor space, followed by calculation and complete evaluation of best designed Family House.

Determination of Technical-economic Index for Wooden Structures with Help of Generated Data Base

This bachelor thesis describes wood structures and their structural systems along with their advantages and disadvantages. In the thesis calculation of technical-economic index (TEI) was performed for certain type of modern wood frame structure. From data analysis the author proposed two-stage application for determining the value of TEI of wood frame structures. In the first stage the author proposed methodology TEI; IC (technical-economic index, internal classifications), which is based on the principles used in the context of budgetary indicators. In the second stage the author proposed methodology TEI; CF (technical-economic index, complex formula). This methodology is based on calculation of TEI, where the default values are modified by coefficients reflecting influences affecting the value of TEI. The first stage is designed for implementation in the budgeting database software. The second stage is intended for implementation in software such as Microsoft Excel.

Valuation methodology of properties and valuation of the house including accessories

Bachelor thesis is divided into two main parts. In the theoretical section of the thesis there are explained the basic concepts of valuation. The knowledge of those concepts is crucial to the practical part. There is also emphasized internal work of cadastre and job description of valuers and experts. At the end of theoretical part there are briefly listed and described methods of valuation. The second practical part is focused on the valuation of specific property including accessories. An administrative method of cost approach is used. Valuation regulation No. 3/2008 has been used for administrative method. Regulation specifies the procedures and values, which are important for property valuation to determine the price for tax purposes.
