This bachelor thesis is focused on the system of employment and taxation of foreigners in the Czech Republic. Foreigners coming from third countries specifically from Ukraine. Bachelor thesis deals with the explanation of the theoretical basics and the definition of the legal regulations governing this area. The obligations for employees and employers resulting from the employment relationship and the principles of taxation of nonresidents are defined subsequently.

This bachelor thesis deals with the comparison of personal income taxation in the Czech and Slovak Republics. The theoretical part defines the tax, important concepts related to it and individual tax systems in both countries. The analytical part consists of examples on the basis of which taxation in the Czech Republic and Slovakia is compared and evaluated. Based on the results, solutions are proposed in the last part. Finally, it is evaluated which country is more suitable for a natural person.

Price, value, evaluation of investment, payback period, net present value, lease, rent, sell, apartment, flat, taxation, revenue, expense I focused on choosing the best type of rent. For illustration and example, I chose an apartment in the Brno center. The solution was used knowledge from the field of investment and valuation of real property. The result is both an economic evaluation using indicators (in this case net present value of the investment), but also verbal assessment of individual options and their pros and cons. Rewarding this work can not only be for retail investors who prefer investing in "something tangible".
Analysis of the Tax Impact of the Švarc System
