Assessing of Economic Efficiency of Development Project

The diploma thesis is divided into two parts. The first part deals with problems of development projects, individual phases of the project and their risks. It also describes different ways of financing and examines indicators for assessing the economic efficiency of investments. The second part is a feasibility study that solves a particular development project. The study is based on the theoretical part and examines the various options of the project solution - its financing, cash flow, economic indicators, schedule and budget of the project. The study defines the conditions under which the project is realizable. The data obtained from the feasibility study can therefore be used as a basis for a possible investment.
Risk Analysis of the Construction Investment Project

This thesis is devoted to risk analysis of the investment construction project. The theoretical part is deals with definition of risk, types of risks as well as risk management methods. Various risk analysis in investment projects is included in the description. The practical part is focused on the evaluation of economic efficiency including the risk assessment of investment project called „Building construction of nursery school in Svatobořice-Mistřín.
The price source reducing coefficient impact on total index of dissimilarity by the real estate valuation comparative method

True market prices of real estates, unlike bid prices, are often hard to reach. Nevertheless, this information is necessary for many direct and indirect real estate market subjects, especially for valuation purposes. Therefore the bid prices of concrete real estates are often used, but they are not generally equivalent market prices. And so it´s necessary to find some way to convert bid prices to market prices. This dissertation thesis shows definite approach to this issue. Market price and bid price rate is estimated by multi-dimensional linear regression model and non-linear estimations of simple regression. Multi-dimensional linear regression model estimates the values of this rate from other variables, like supply duration, price line according to localities and other. Non-linear estimations of regression function were used for the trend bid and market price modelling in dependence on number of the population in various localities.

The thesis focuses on the evaluation of economic efficiency of project in the form of CBA analysis, where is possible decide is the plan as suitable or unsuitable for implementation. The theoretical part describes life-cycle of project, project financing, economic evaluation of investment, methods of evaluation and cost-benefit analysis.
The Business Plan of the Municipality in the Housing Sector

This diploma thesis deals with the reconstruction of the high-rise block of flats in the city district Brno-South. The thesis concentrates on the evaluation of the economical effectivity of this project using two ways of financing. It focuses primarily on planning of the individual finance flows of the project, which will arise in connection with the operation of the high-rise block of flats. The part of the thesis is also the calculation of the basic economic indicators in two ways of financing, by which is it possible to objectively assess the investment and evaluate the favourableness of the financing by own sources and financing by bank loan. In conclusion, the comparison of these two ways of financing will be performed.

The bachelor thesis deals with the solution of the investment project "Predajňa a servis vozidiel značky Ford v Žiline". The work is devoted to the determination of cash flows and the evaluation of the economic efficiency of the implementation project and its profitability from the economic point of view. The first part of the thesis is focused on the theory and explanation of terms, especially the basic concepts of business plan and approaching issues, setting priorities and goals. The theory is the most commonly used indicators of project evaluation and funding options. The second is the practical part with calculations, the application of theory to practice and reality. The conclusion of the thesis is a project evaluation.
Investment Risk Management of Construction Project

The goal of this paper is to evaluate economic efficiency of a development project, including sensitivity and probability analysis of selected residential development project. In theoretical part, the term "development project" is explained and project lifecycle is described. In this part there is also mentioned, how cash flow is determined, how cash flow report is created, and how economic efficiency indicators are calculated. It also describes specific risks of a development project. In the end of theoretical part, possible risk identification and evaluation methods are described. Practical part is focused on an actual development project. It evaluates the project using economic efficiency indicators, sensitivity analysis and probability analysis.
Public procurement from the point of view of the contracting authority

The subject of the bachelor thesis called "procurement from the perspective of the contracting authority" is the award of a public contract with a view to establishing appropriate evaluation criteria and their weights including subsequent evaluation methods contract. At first, theoretical part describes the process of public contracts specifying terms and definitions. In the practical part of the sample and analysis of the project has been implemented using the selected individual criteria and the subsequent evaluation.

In theoretical part, basic concepts of development activity are explained, also project life cycle and case study are described. Most common funding types of investment projects and economic efficency indicators are covered in this part too. The practical part is focused on an actual developer project, construction of block of flats in Brno – Královo Pole area. This part applies mainly to project's cash flow and economic efficency evaluation.
Project of Public Private Partnership

This thesis is about the problems of PPP projects. These are the projects, whose realization is based on the partnership of the private and public sector. This way brings new possibilities how is building and management of public infrastructure more effective. In theoretical part the basic information concerning the problems of PPP projects is described, its advantages and disadvantages, basic characters and principles. In this thesis is described actual state of PPP projects in the Czech Republic. In practical part the thesis is about specific concession project, whose realization is considered. It is the project of construction and operation of cableway to Spilberk Castle. Within this part at first the entrance data for financial models have been found, after that the financial models have been count and the analysis of sensitivity has been finished. In conclusion the evaluation of project has been done and there was the recommendation how to realize the project.
