The Price Determinants of Investment Rums

This study investigates the pricing determinants of rum and explores its viability as an alternative investment asset. Utilizing a diverse methodological approach, the first inquiry employs Hedonic analysis through Weighted Least Squares, Stepwise regression, Lasso regression, and Bayesian Model Averaging. The second analysis adopts Repeat-sales regression to probe rum's potential as an investment asset. Key findings reveal that aging and reputation emerge as pivotal variables influencing rum pricing dynamics. Further, the study suggests that rum does not align with traditional collectible assets, as its price fails to exhibit consistent appreciation over time. In conclusion, this research contributes to a deeper understanding of the factors shaping rum pricing and offers insights into its suitability as an investment asset.
Investment in Real Estate: Prague Case Study

This paper analyzes the influence of several factors on rental and purchase price of Real Estate in Prague. The idea is that purchase and rental price could be influenced by different factors. To make a decision about "buy to rent" investment it is necessary to consider both sides. The aim is to conduct thorough analysis to find out whether differential factors exist, and if so, what they are. The comparison of these factors and their separated effects helps to understand the total effect on potential profitability and to make right decision about attractive properties for "buy to rent" investment. The paper serves to inform investors who are making decisions about investment properties.
Determinanty cen nemovitostí v Brně a okolí

Hirš, P. Determinants of house prices in and around Brno. Diploma thesis. Brno: Mendel University, 2015. The aim of this thesis theoretically and empirically analyzes determinants which substantially affect the price of apartments in and around Brno. For the analysis of the prices of apartments are used selling prices of apartments from a database of a real estate. Data are processed by using the method of least squares (OLS) through program Gretl. The work also describes the current state of the property market and its functioning, including familiarization with the works of other authors. In conclusion, the results of the analysis of selling prices of apartments are evaluated including a comparison with existing works dealing with this topic.
Analysis of Thoroughbred auctions in Czech republic

Price determinants and presence of adverse selection in Thoroughbred market are extensively explored in foreign countries, but not in Czech Republic and this is the first work on the data of Central European auction of Thoroughbreds. Using hedonic pricing model and a regression analysis has been found on data about 54 horses, that significant price determinants are the year of holding the auction (2008 and 2010), age of horse and its gender, Velka pardubicka steeplechase eligibility, foreign origin and quality of horses's dam. Buyers likely distinguish between two types of sellers and are willing to pay less to those sellers, who likely select adversely, but the significance hasn't been certified. Results of an online form support the results of the model.
