The work deals with basic concepts of the valuation of real estates, institutions in the field of valuation of assets and methods, which are used for the valuation of real estates. There is valuated the specific property - the family house with its equipment in Cerveny Kostelec in the practical part of this work. The evaluation is carried out by the administrative method according to valuation regulation.

This thesis is an analysis of the major segments of the real estate market in Prague. It covers office, retail, industrial, hotel and residential real estate and the investment market behind these segments predominantly from the perspective of an institutional investor. In the thesis, theoretical fundamentals behind real estate development are connected to the present state of the market. The thesis provides an overview of the supply and demand, prices, yields, vacancy rates and major trends or developments in each segment. The analysis of the present state of the market is also connected to the economic crisis. The thesis covers both the reasons behind the depressed and dormant state of the market and emerging trends into the years ahead.

The goal of my thesis is an analysis and a description of the main characteristics of the business environment of the real estate market in the Czech Republic and in Spain. In the first chapter I am going to explain the main terms connected with this topic. In the second and third chapter I will describe the history and the principal factors that affect the contemporary real estate market first in Spain and than in the Czech Republic. And finally in the last chapter I will provide a comparison of the business environment of the real estate market of both countries.

Mortgage and real estate investment

This bachelor work is concentrated on problems with mortgages, which are available on area of Czech Republic. The first part is focused on theoretical summary which includes characteristics, gaining conditions, possibilities of settings and other features of this specific bank product. The analytical part is divided into two chapters in which a fictional model subject will perform. In the first chapter there is monitored Czech mortgage market by selected banks and at the end of the chapter there will be chosen the most favourable mortgage for the subject according to selected parameters. There is also evaluated an importance of choice of these parameters. In the last chapter there will another model subject judge, how could be profitable to invest in real estate (a flat) with the mortgage support. The subject expects a rental income for given period and after that an income of selling this real estate. The purpose is to find out what the return on investments will be in selected regions according to given conditions.

This thesis contents the evaluation of the different investment oportunities and their risks in the real estate field against the macroeconomic area of the Czech Republic and the current financial crisis (speculative purchase of lands, comercial real estate, residential real estate). The actual situation on the real estate market is described with the help of the statistic data of the current building-up, average prices, interest rates etc. It is targeted on the particular risks, which can appear during the development proces. To each risk is described the instruction how can we handle them. At the end of the theoretical part are specified the singles financial indicators which are most used practically. In the practical part evaluate we the concrete investment oportunity in the residential build-up from the view of developer.
