Bachelor's thesis deals with the issue of real estates valuation. The work deals with basic concepts of the valuation of real estates and methods, which are used for the valuation of real estates. The concrete real property, which is a family house with equipment, is valued by administrative valuation method in the practical part. The evaluation is carried out by the administrative method according to valuation regulation.

The Acquisition of Property Ownership by Foreigners

The conditions of acquisition of domestic (Czech) property ownership by foreigners (both non- and residents) have been changing a lot in the last few years. The biggest changes have been with regards to non-residents and happening in connection with the accession of the Czech Republic to the European Union. The aim of this thesis is to give a comprehensive overview of the development of legislation between 1989 and 2011 which constituted some restrictions to non-residents with regards to acquisition of domestic real estate. The emphasis is put on the changes in 2004 and 2009. An important part of the thesis is to show and draw attention to a more and more frequently occuring fact to which a great part of the final section of the thesis is devoted as the final section deals with a particular case of ownership acquisition.
Economic crisis and its impact on commercial property markets in the Czech Republic

This thesis presents a comprehensive view on the commercial properties market in the Czech Republic and its development in time both before the economic crisis and after its beginning. Author tracks both major segments of commercial properties market -- offices and industrial & logistic properties from the rental as well as investment point of view. The target of the thesis is to characterize commercial properties market, its major actors and branches and to point out the most important differences in impact of the crisis on the two major market segments. The author uses relevant public data as well as own experience based on more than 4 year track record on real estate market. Based on attainable data and own experience, the author predicts also future market development.
Hereditary succession of a real property as a kind of ownership acquisition

The thesis describes hereditary succession as a kind of ownership acquisition. Firstly, it deals with the overall nature of ownership, distinct ways of its acquisition, as well as explains the term real property. The next part of the work is dedicated to law of succession from both material and procedural points of view. Within the framework of inheritance proceedings, the main attention is devoted to a notary acting as a court commissioner. The matters of inheritance procedures with real property being their subjects and issues connected with the subsequent ownership acquisition of such property are discussed separately. The part of the problem also concerns inheritance tax (succession, death duty). The practical part concentrates on two individual examples from legal practice. The first one illustrates a property assessment, which brings a statement of an estate agency in relation to a regular price of a real estate for purposes of inheritance proceedings. The second example shows significant differences in the ownership structure and following inheritance settlement on succession of a cooperative share in a housing co-operative.
Taxation of income from real property sale in selected OECD countries

The aim of this thesis is to analyse differences in taxation of individuals while selling their immovable property in selected OECD countries -- the Czech Republic, Ireland, France and Austria. It identifies similarities and differences of taxes imposed on the transfer of real estate established in selected countries. These taxes are further applied to the Czech taxpayer -- an individual. Using the models the difference in the tax liability, the tax burden on the property sales price and the tax burden on the taxpayer's total income is estimated. The results of these analyses show that the current Czech legislation is the most advantageous for the taxpayer.
Theory of real estate valuation and valuation of specific property administration

The aim of this thesis is to describe and explain basic concepts and methods of property valuation in the theoretical part. The practical part will determine the administrative cost of the house, including parts of land and according to the current price regulation, because I believe that I was not able to sufficiently take into account all factors that operate in the market valuation.
Analysis of main factors influencing the appraising of real estate

The diploma thesis focuses on the main factors influencing the appraising of real estate. Factors are divided into 4 general groups: economic factors; political and administrative factors, social and demographic factors and physical factors. The influence of the analyzed factors is applied to the appraisal of two flat units; a flat unit located in Rychnov n. Kněžnou and a flat unit situated in Prague. Both units are appraised based on the administered price and by values determined through the cost approach method, the income approach method and the comparison approach method. The goal of the appraisal is a comparative analysis of factors that have an impact on the value of the two appraised flat units.

It has connection with process of savings in the past 2-3 years in private sector. In fine I handle with intervention of goverment and thier efficiency.

The work is focused on the valuation of real estates. In the theoretical part of the work, firstly, there are explained basic concepts and methods which are used to valuation of real estates. There is also mentioned comparison of valuation regulations and describtion of market of real estates. The practical part of the work deals with market and administrative valuation. The results of both methods are compared in the end to the work.
