This thesis disserts on possible ways of financing development projects. The main objectives of work are mapping of these ways and showing the possibilities for financing a development project from the perspective of the developer and the buyer. The outcome of this work is the modeling of financial resources of the project by the developer and the buyer and comparison of financing methods.
Selection of Suitable Alternative of Financing of a Developer Project

The goal of this thesis is to propose a suitable alternative of financing of a developer project. The thesis is divided into a theoretical - methodological part and a practical part. The theoretical/methodological part deals with the issue of developer project structuring and individual forms of financing, including the main products and procedures. The practical part is based on a comparison of individual alternatives of financing of the project in question. The author attempted to analyse the financial structure of the project and he applied financial instruments of project financing and, consequently, selected the most suitable alternative. The thesis concludes by stating the benefits that result from the outcomes of the presented proposal.

The diploma thesis is focused on the issue concerning the return on investment for the development projects, its financing possibilities, scope and description of the development activities. Withint the first part of the thesis is described development process, its participants and general possibilties of the development projects financing. The second part of the thesis is dealing with specific real estate residential development project and analysis of its existing market. The main goal of the thesis is to clarify the project development process, its financing and what subjects are involved in such a process.

This master´s thesis is focuses on the analysis of selected methods of valuation for apartment-type property in the southern part of Olomouc. Thesis is separated into theoretical and practical part. The theoretical part defines basic concepts, definitions and methods related to valuation. Thesis also includes a description of the location and condition of the real estate market. The practical part deals with the actual valuation using methods: direct comparsion, the yield method and cost method. In conclusion, there is an evaluation of prices and assessing the suitability of individual method used.

Financing a Development Project

This thesis focuses on the issues related to the requirements of the financing development projects. In the first part, the basic concepts the area of the development process (developer, development, development process) and also the players, and specification of financial opportunities of these projects. The second part (case study) deals with the specific nature of the residential development project. The aim of the report is describe the pre-development phase of a selected development project in conjunction with the setting of cash flows of the project and any supporting documentation to the application for a bank loan. In conclusion, the thesis explains the specifics of project loans and other useful products, not only banking institutions.

The thesis deals with consumer behaviour on the real estate market. The aim of this thesis is to find out, based on own research, which segments of consumers operate on this market, depending on the amount of net income. The secondary object of this thesis is to find out the preferences of consumers in the housing market. The work will be concluded by proposing appropriate recommendations for the actors operating in this market.

This bachelor thesis provides an overview of basic concepts with the sale of real estate and the entire real estate market. Furthermore, the bachelor thesis provides an overview of the segments offered on the real estate market in the city of Hluboká nad Vltavou, their characteristics, construction, technical, urban and economic factors. We present the town of Hluboká nad Vltavou and the adjacent villages Bavorovice, Munice, Poněšice, Líšnice, Purkarec, Jeznice, Kostelec, Hroznějovice, Jaroslavice. In the town of Hluboká nad Vltavou, 9 areas are always selected for each segment, which are examined in detail and then compared. The work is also running on the trend development of the real estate market in the area of the town of Hluboká nad Vltavou.
Developement Project Financing

The bachelor thesis deals with the issue of financing development projects. In the first part of the thesis I present the theoretical background, the definition of basic concepts related to development activities and the possibilities of economic evaluation of projects. I also describe the development process as a comprehensive chain of business plans for construction and subsequent sale or lease of real estate. Subsequently, I analyze the current state of the real estate market and the development of development projects. In the last part I apply theoretical knowledge to the financing of a specific development project and assess the results of two financing structures of the project.
Analyzing the Effect of Google Searches on the Czech Real Estate Market

This thesis examines what effect online search data has on the Czech real estate market, specifically on the number of transactions and apartment prices. A key feature of my work is the analysis of the sampling error associated with Google Trends data which can greatly influence results if not accounted for. To measure the explanatory power of online search data, a set of baseline models using macroeconomic variables was estimated for each specification, and then search indices were added as additional independent variables. In every examined setting, enhancing traditional models with Google Trends data improved model performance in terms of several different evaluation metrics.
