Effective evaluation of losses to buildings affected by flood

This doctoral thesis deals with the valuation of damage to buildings affected by floods. In its individual parts, it researches floods as a risk, focuses on the damage caused by this natural phenomenon and examines the methods used to assess the damages caused by floods. With the beginnings of human settlement, the vicinity of rivers has been inhabited for the many befits that watercourses bring. However, there are many dangers associated with this, especially the ones associated with the spillage of riverbeds – with floods. This phenomenon causes considerable damage to property, the environment or human health and lives. There are many measures to eliminate the risk of flooding, or at least mitigate its effects. This work further researches the mitigating of impacts – it examines the methods of determining the amount of damage to buildings caused by floods, looks for factors and parameters influencing the amount of damage and focuses on streamlining these methods. The aim of the thesis is to find a suitable methodology/model that can automate the calculation of the amount of damage, or in other words, to find a quick and at the same time sufficiently accurate solution to this problem. The main output of the thesis is the equation of the damage curve and a model for the amount of damage calculation based on the principle of damage curves using the hybrid genetic algorithm. Another output is a practical tool that works on the basis of the said algorithm and automatically calculates the amount of damage to the building when entering very basic information about the damaged object.

The diploma thesis focuses on estimating the value of a construction company. The theoretical part describes the basic concepts, methods and analyses used in the valuation. In the case study, these analyses are applied to a specific construction company. The outcome of the thesis is the valuation of the construction company using selected methods of valuation.
Determination of the Economic Development of the Construction Company

This diploma thesis “Determination of the economical development of a construction company” deals with conceiving of financial analysis of a particular construction company based on publicly available financial statements. An elementary analysis of balance sheet and income statement is gradually elaborated, followed by an analysis of chosen ratio indicators and overall indicators. The conclusion is dedicated to the company’s evaluation and further recommendations for the future development.
Evaluation of the Financial Situation of a Company and Proposals to its Improvement

This bachelor’s thesis focuses on the financial situation of the company OHL ŽS, a.s. for 2014-2017 and proposals for its improvement. First part of thesis introduces goals, theoretical solutions and company evaluation using selected methods. The second part provides information about the company analyzing financial situation of the company using method application. In the third part of thesis there are my own proposals for company’s improvements based on actual results and the comparison with the sector of the company.
Financial Planning of the Construction Company

The thesis contains an evaluation of the economic situation of a building company using a financial analysis and establishes a financial plan for the following year. The theoretical part defines terms such as building company, asset structure and accounting statements used. The following part discusses the financial planning and various methods of financial analysis including its characteristics. The case study describes the economic situation of the building company in the period in question expressed by way of selected financial analysis methods. The aim of the thesis is to assess the company development within the specified six years and to prepare a financial plan for the following year.
PRICE MODELING OF BUILDING PRODUCTION IN THE CRISIS PERIOD

The largest post-war economic crisis, which began spreading to the world in the second half of 2008, hit all sectors negatively. An important lesson from the analysis of the crisis is not its causes, but rather the reference to the drawbacks of globalization, in the form of dismantling the consequences of this crisis. Building industry is a specific branch of the Czech economy, which has responded to the outbreak, the course and the retreat of crisis, in a unique way. Both pre-investment and investment phases of a construction project are time-consuming, resulting in a delayed response - inertia, to changes in the state of the economy that are reflected in aggregate demand from which demand for construction output is derived. The thesis focuses mainly on the development market, where it focuses in detail on evolution of housing construction in the pre-crisis, crisis and post-crisis period. The set of incorrect steps, decisions and inactivity of residential developers caused a unique phenomenon - the house-offer crisis. Therefore, the result of the work is methodological recommendations - a set of steps whose observation should reduce the negative effects of the crisis on the construction industry and avoid the re-emergence of the house-offer crisis. Economic cycles give us two assurances: each growth is followed by fall and vice versa. Nowadays it is not possible to predict the causes of the future crisis or its length, but it is important to prepare for it.
Financial Management of Construction Orders in the Context of a Group of Companies

This Master’s thesis focuses on a financial management of construction order in the context of a group of companies. The thesis is divided into two parts. The theoretical part covers all aspects of this topic, which is to describe a construction company, construction order, financial planning of construction company, financial management of construction order, and further is to define group of companies (association of companies), its contract and authorities. The practical part focuses on financial management of real construction order, which has been realized by group of construction companies. Firstly, the thesis defines costs and revenues of association of companies in detail which are related to real construction order. The practical part is further divided into three variants. First variant determines profit and loss of group of companies and its individual participants for the given period. The next two variants display designed specific model situations and their result is also to determine profit and loss of group of companies and its individual participants. The main goal of the thesis is to compare all variants together and evaluation along with comments.
Modification the plan of construction of linear structures

Submitted thesis deals with planning of an implementation of a linear construction by using the contract conditions. The theoretical describes the topics of project management, engineering, procurement and traffic politics of Czech Republic. It also describes the history, status and development of the highway network. In the end there is introduced the modernized section of the D1 highway. The practical part deals with the application of the modified project Modernization solutions to the D1 highway - section 22 by introducing a shift operation during the construction. It solves the impact of shift work on phasing construction schedule, financial plan and compares the positive aspects of the solutions against the negative ones. In conclusion there is an evaluation effectiveness of the actual and modified variants of the construction.
