Specifics of the costs of building construction throughout life cycle

Bachelor thesis deals with property life-cycle costs. The theoretical part informs about basic concepts and phases of the lifecycle. There are estimated costs for house in the practical part. These costs are divided into four parts. Assessed value of house using financial indicators is in the investment part. Operation, repair and liquidation costs are estimated. The whole cycle is included in the table which shows the cost of the lifetime for 50 years.
The Creating a Business Plan

This thesis deals with a description of a business plan and with the process of its composition. The theoretical part outlines different forms of enterprises and defines laws that govern them. Furthermore, the theoretical part includes the process of the establishment of the limited liability company. It also provides a description of the situational analysis with all its steps, as well as the financial plan. The practical part of this thesis introduces a company hodnyvasek s.r.o. (llc). Moreover, it elaborates the organizational structure of the company, the situational analysis, and the marketing plan. Based on the results from the situational analysis, the financial plan is developed in the practical part of the thesis. At the end, the efficiency of investment is calculated by return on invested capital.
Investment in real estate before sale of property

Thesis deals with appreciation of real estate investment before sale. Theoretical part of the thesis is describing basic concepts from the field of valuation of property and basic concepts of investment. There were also summarized basic types of investments, evaluation methods and financial expenses related to investment. Practical part of the thesis is focused on specific property, where were realized construction work. First of all were researched financial expenses of construction work, i.e. investment cost. The property was evaluated by three hypothetical variants of investment. Calculation of expenses related to borrowed capital followed. At the end of the thesis, the survey data were evaluated and compared.

Bachelor thesis deals with the evaluation of the public economic investment in urban apartments in České Budějovice. The first half of the Bachelor's thesis is focused on the explanation of the concept of public investment, describes the sources of funding and the methods by which we can evaluate public investment. The practical part is already focused on the reconstruction of the distribution of one housing unit in two. The work is described in the specific investment project, and designed the cash flows. The bachelor thesis deals with the financing of a financial plan of village Domašov u Brna. In the theoretical part are described subjects as investment and evaluation of economic efficiency. Further/Furthermore, there is described theory of village and financial management of the municipality´s budget. The practical part of this thesis deals with "Construction of sidewalk on Větrov Street and pedestrian crossing across a road II/602 in a Domašov" and there are suggested possible alternatives of its financing.
Subcontracting management on a construction contract

The diploma thesis deals with the subcontracting management on a construction contract. The purpose is to define costs for permanent employees and for external employees in specific construction company, known as a subcontractor. There are some concepts which are defined, such as construction contract and market, prices in construction, project management. The following part evaluates the way how the subcontractors are selected for the construction contract and its management. There is a research of preparedness this construction contract. In the end there is an evaluation of selection process with the subcontractors in the specific construction contract, subconstructors management and construction contract management.
Financing of a construction contract from the perspective of the investor

The main goal of this bachelors thesis is to define and describe problematics of construction contracts from the financial point of view. More specificly from the point of view of someone who invests money into them. The thesis contents explenations of terms like building order, construction market members and some kinds of financial resourses which can be used to finance those types of contracts. Last but not least, there is an analysis of financial plan of the real construction contract supplemented by suggestions of possible changes in this financial plan.

The bachelor thesis deals with the solution of the investment project "Predajňa a servis vozidiel značky Ford v Žiline". The work is devoted to the determination of cash flows and the evaluation of the economic efficiency of the implementation project and its profitability from the economic point of view. The first part of the thesis is focused on the theory and explanation of terms, especially the basic concepts of business plan and approaching issues, setting priorities and goals. The theory is the most commonly used indicators of project evaluation and funding options. The second is the practical part with calculations, the application of theory to practice and reality. The conclusion of the thesis is a project evaluation.
An evaluation of the effectiveness of investments in energy savings

Investments in energy saving of buildings is associated with a reduction in the operating costs, but it is also an effort to improve the quality of the environment. The main impulse are constantly rising energy prices and deteriorating air quality. The diploma thesis deals with the return on investment in thermal insulation of residential houses. The theoretical part describes the different definitions from the field of investments, pricing and energy modifications. In the practical part are considered two apartment buildings, the first insulated, non-insulated second. The next step is quantifying of the investment cost of such insulation designed with the calculation of payback period, net present value and internal rate of return. At the end of the work is the evaluation of the effectiveness of investments.
