We analyze the effects of different types and concentration of ownership on performance using a population of firms in a model transition economy (Czech Republic) after mass privatization.

Using cross-sectional analysis of corporate dividend policy we show that large shareholders extract rents from firms and expropriate minority shareholders in the weak corporate governance environment of an emerging economy. By comparing dividends paid across varying corporate ownership structures - concentration, type, and domicile of ownership - we quantify these effects and reveal that they are substantial. We find that the target payout ratio for firms with majority ownership is low but that the presence of a significant minority shareholder increases the target payout ratio and hence precludes a majority owner from extracting rent. In contrast to other studies from developed markets, our unique dataset from the Czech Republic for the period 1996-2003 permits us to take account of the endogeneity of ownership.

Accountancy of Housing Co-operatives

The aim of this thesis is to define the specifics of accounting treatment management and maintenance of housing stock and related activities in the housing cooperative. I chose two small housing cooperatives in Domažlice, where I have outlined particular specifics: accounting of services and rent, purchase of cooperative property, conversion of apartments into personal ownership, maintenance and technical improvements in residential buildings and the financial statements.

Vlastnické právo k věci (movité i nemovité) vzniká převodem práva (kupní smlouvou či jinak) jen tehdy, pokud převodci (zciziteli) vlastnické právo k téže věci v době převodu svědčilo. Uplatňuje se tak zásada „nemo plus juris ad alium transfere potest quam ipse habet“ („nikdo nemůže převést na druhého více práv než má sám“). Dobrou vírou se obvykle rozumí to, že nabyvatel nevěděl a nemohl vědět (resp. nevěděl i když dodržel péči řádného hospodáře, nebo nevěděl, aniž by se dopustil hrubé nedbalosti – podle modelů, které jsou popsány dále), že věc není ve vlastnictví zcizitele (prodávajícího). Dále jsou rozpracovány i otázky dobré víry v souvislosti s registrem nemovitostí.

The real estate cadastre in the legal regulations of the Czech Republic

The purpose of this bachelor study was to summarize the evolution of possession and at the same time then inform about ownership relations and other real rights. The bachelor study is particularly focused on the structure and activities of public bodies, under the authority of which these legal relations arise. It is significant in the bachelor study that it mentions changes that will soon affect this area. They are in essence an outcome of long-continuing work aiming to solve problems with changes in the given area, and also amendments to those provisions, the legal forces of which have been surpassed by other legal regulations, or which do not correspond with such regulations. In the bachelor study, I describe data that are registered and processed in the real estate cadastre. I compare and describe real estate record and registration by the state notary's office. Also, I tried to describe ownership and other rights to real estate records performed by the real estate cadastre, in an intelligible and clear way. I mention also transfers of flats and housing units. I mention examples of records and frequently made mistakes in these acts. In the end of the bachelor study I propose some changes.

Sociological Aspects in further Development of Panel Housing Estates

The bachelor´s thesis is generally separated into two parts. Literature backround characterizes the environment and the current state of housing developments. General characteristics of housing developments is described both in sociological and economic terms and also from legal point of view. Literature backround constitutes a theoretical basics for the problematics. Context and continuity of problematics are in case of a particular housing development and particular housing co-operaitve solved in analytical part. The analytical part is processed using two methods, questionnaire surveys and interviews. Data arising from the results of these methods are the primary sources for this bachelor thesis. The main objective is to analyze the current social culture of the population and its impact on further development and sociological research links in the selected housing co-operative. The most significant finding of the analytical part is that in a relatively short period the social culture in the housing development passed through a very positive change, although the technological defects of housing developments, caused by conceptual shortcomings of the construction, is still considered one of the most important factors affecting the satisfaction with standard of living of population. Satisfaction with housing is another important aspect of development.Very positive finding is that 90 % of the surveyed population is relatively satisfied with their living. Another important finding of the analytical part is that the activity of housing co-operatives contribute to positive perceptions of the level of housing and has an effect on its increase. Based on these findings we can conclude that the active participation of the population can be very beneficial and effective. As to the status of panel houses in cooperative ownership,a more rich exchange of information between co-operatives could be beneficial. This could be a significant factor in future development of housing estates.
