Townhouse

This master's thesis focuses on a complex architectural and urban design of a multifunctional urban block in the historic center of Brno at the level of architectural study. The project aims to harmoniously integrate new buildings into the historical context of the city and respect the surrounding urban fabric. The proposal addresses the completion of an existing urban block and the creation of a new urban block between Veveří and Kounicova streets, thus creating a new Závodní street. The design preserves a memorial tree as a key element of the public space; the facade of the building steps away from it, creating a public space of a piazzetta with the memorial tree as the focal point. As part of the blue-green infrastructure, new greenery is integrated into the streets, and buildings with flat roofs have vegetated roofs with photovoltaic panels designed. The architectural solution includes two underground floors for parking, a ground floor with an active commercial ground floor with shops and a supermarket, and five above-ground floors with residential units. The last above-ground floor is set back from the rest. The urban design focuses on slowing down busy traffic and puts pedestrians in a dominant position. The architectural design respects the character of the area and combines traditional forms with a modern appearance. The structural solution of the building combines a reinforced concrete skelet system with a ceramic wall system. The project exploits the potential of land use and brings up to 399 new residential units ranging from 1+kk to 4+kk, with higher standard apartments on the last setback above-ground floor.
Polyfunctional house at Brno Veveri - Urbanistic-architectonic study

Following the surrounding local urban structure I have designed the block structure of buildings. One of the blocks were chosen for polyfunctional building that include mix of urban dwellings – shopping floor in ground floor and offices in the second floor. These functions are supplemented by three floors of rent apartments, senior living and apartments in public ownership. The central part of building is courtyard surrounded by porch, terraces and balconies.

Is it better to live in country or in a city? Great access to work, school, shopping and culture or close proximity to nature, weekend barbecues with neighbors and tranquility. Do we have to choose? Is it possible to combine these qualities? Is the Baugruppe principle able to solve the housing conundrums of the current era? “Baugruppe is a group of people that combine their finances and efforts to construct an apartment building conforming to their notion of ideal living while remaining affordable.” (1) To me the Baugruppe lifestyle seems to be wedged in between the city experience and the more traditional way of living outside of it. In between the preplanned structure of the residences and the organic growth of the dwellings. In this bachelor’s thesis I examine these alternatives and their pros which beg to be merged together. I ponder the question: is it possible to embody this betweenness in the design of the residential complex – in its urban composition, its structure, its formal expression as well as its typology. On one hand prefabricated construction of apartment buildings based on market research brings monotone anonymity on the other hand it allows financial and construction efficiency. While the individual nature of a regular house project may enable freedom of expression, it may also hinder this freedom for any other project surrounding it. The houses themselves reflect the aesthetic values of their owners. The various reworks and additions reflect their changing needs. In Baugruppe the willingness to share space with members of the same community as well as outsiders meets the need to own real estate. The main goal of course still remains living well. In one’s own space, with neighbors of one’s own choosing, utilizing the economic and cultural assets of the city, while saving money that can be better used elsewhere. The subject of the bachelor thesis was to propose a solution of microurbanism in the urban part of Brno-north, which is situated close to the center of Brno. The solved area is defined by the streets Milady Horákové, Francouzská and Černopolní and it is an undefined urban block with prevailing function of housing and other functional areas, for which the development of this otherwise attractive territory is considerably limited. The aim of the thesis is to suggest improvement of land use, which is currently defined as urban greenery, but maintenance is not carried out on it and its character evokes negative emotions of passers-by and inhabitants. This site has the potential to use for housing in terms of urban structure and could benefit from close proximity to the center, good pedestrian access from Moravian Square, and amenities nearby. The function of commercial premises and housing units would be to bring the site to life.
