Investment Project

This thesis is focused on estimation of investment project in limited company called GSR s.r.o. The investment goes to the company area, which includes an administration building with its offices and store. The area location should be in Uherské Hradiště or its near surroundings. GSR s.r.o. is going to buy a piece of land according to above mentioned requirements and builds the administration building itself. The main aim of this thesis is to compare two possibilities – to sale this finished company area or to lease the finished company area for 20 years and to sale after 20 years.

This thesis deals with the assessment of the impact of spatial planning on land prices according to valuation rules and prices usual in the district of the town. The work examines the non-construction land - agricultural, land for construction of building and land. In addition, the price of land and the attractiveness of non-construction, the rumor about the transition than construction land and construction cost of building land.

This diploma thesis deals with the real estate trading theme, this means the construction market and the real estate market. The introduction is devoted to basic terms, followed by familiarization with the investment project and the division of market to the construction one and the one with the real estate. There are also defined subjects (participants) of these markets and institutions that can affect these markets. The main part of the thesis is the description of a development project from pre-investment phase to final sale or lease of real estate. It describes the course of construction project in the perspective of the developer. The final part is focused to an economic evaluation of the project, determining the profitability of rental and sale of individual parts of the building
