The thesis deals with the determination of evaluating the economic efficiency of a development project for the construction of apartment complex. The theoretical part explains the concepts of investment, project development, economic efficiency and putting their indicators. The thesis also describes the business plan development activities and cash flows. The thesis also addressed the risks of investment projects, as well as an analysis of the current situation in the current area of investment. In the practical part of the description is made of the entire completed project, determining the cash flows of the project and its subsequent evaluation and assessment of economic efficiency.
Effective Economy of the Municipality and the Investmant Planning

This master’s thesis deals with an effective economy and planning of investments in a municipality. The first part of this work classifies the municipality and its entities following with a general description of municipality economy, classification of investments and their division according to the related criterion. A second part of the thesis introduces a specific village Černožice and its plans for investments. A practical part talks about a specific project „Vybudování stavebních parcel Čáslavka“ where all technical details, estimation of a price, underground utilities, following the sale, possible financial resources for the project and cash flow are described. Eventually, the conclusion of this work describes an economic analysis of the project as a whole.

The theoretical part explains the concepts of economic efficiency and putting their indicators, describes the business plan development activities and cash flows. The thesis also addressed the possibility of financing investment projects, as well as an analysis of the current situation of the Czech economy. In the practical part of the description is made of the entire completed project, determining the cash flows of the project and its subsequent evaluation and assessment of economic efficiency.

The theoretical part is devoted to the characteristic of term of investment, describes its types and strategies, types of investment project and thein financing options. Then there are defined phases of an investment process and there are described the methods of an economic and financial evaluation of investment projects. In the practical part there is made the characteristic of project and its evaluation. It is structured into two parts. In the first part there is reviewed the real situation of financing and in the second part there is evaluated a variant with a measure for financing of the project. The project is evaluated at the end.
