Evaluation of the effectiveness of the investment project

The aim of this study was to evaluate the effectiveness of the investment and its impact on the financial situation of the company. This project is focused on expanding the spa infrastructure in the area Berta Spa located in Třebon. The impulse for the creation of the project was the fact that the range of services of Bertiny Spa seemed to be as the weakest point of offer of wellness. Regarding the financing of the project was submitted a grant application, which was subsequently assigned. It will be financed through a loan. In connection with the facts mentioned above have been developed two investment options. The first variant was calculated without grants and only for the comparison of financial sustainability of the project. In the second option were grant included. Both two investment options were assessed using cash and profit methods which proved that the more effective option is with grant. The conclusion was also to evaluate the impact of the investment on the financial situation of the company including creation of long-term financial plan and subsequent evaluation by selected indicators. It has been proven that the investment has a significant impact on the financial situation of the company. This influence increases total debt, but will also increase the return on equity, which is positive for Bertiny Spa.
Effectiveness evaluation of the investment project of retail company Tesco

The thesis deals with the evaluation of investment projects. The first two parts of the work are aimed theoretically. The first part determines which of the methods of assessing the effectiveness suits main aim of the business the best. Part two explains which criterion of the methods based on cash flows leads to better investment decisions. The third part is devoted to the specifics of the retail sector in the forecast cash flows. The last part of the thesis deals with the evaluation of Tescos specific real investment project. The aim is to assess whether Tesco evaluated project effectiveness correctly and used appropriate criteria and assumptions. followed by an analysis of deviations between planned and real values.

This diploma thesis deals with issues surrounding the evaluation of investment project effectiveness. Apart from general characteristics and identification of key terminology in the area of investment decision making and capital planning, which are outlined in the theoretical part of this thesis, the section also provides an overview of methods used to evaluate the effectiveness of the investment decision making process. Particular attention is paid to the issue of criteria selection based on cash flows generated by the investment project. Theoretical findings regarding the evaluation of investment effectiveness are then used in the analytical part of this this by evaluating the effectiveness of a real-life investment project.
