Vienna Housing Market Analysis

This bachelor's thesis focuses on Vienna housing analysis. Currently, housing is becoming an inaccessible commodity, particularly for socially and economically weaker groups of the population and young people. This problem is primarily caused by high demand and low supply on the housing market. The state and local governments play a significant role in this issue. Especially in creating legal frameworks for supporting or protecting citizens or supporting construction and managing the city's housing stock. The aim of this thesis is to comprehensively analyze the functioning of the municipal rental housing system in Vienna, identify the factors affecting the housing market and compare housing policies between Vienna and other cities.

Nowadays, the residential crisis huge issue not only in Czech republic but also in Slovakia. There is a constant increasing in the housing demand in last vears, however the housing supply stays limited. The reason of the lack of of dwelling units is low building of new ones and also rising price of real estates. The aim of this thesis is to provide some form of available housing for socially disadvantaged groups. Desisned dwelling units will help to expand the number of flats in housing fond of the city of Louny. My intention is to create the architecture which blends and doesnt stand out of the concept of the area. Built-up area that is being created defines the space which is drowned into the greenery, a kind of a garden. This area has a potential for a formation of a pleasant enviroment which is also acoustically and visually calm. It creates feelings of different atmosphere in its, citizens. This enviroment will provide housing semipublic areas, places for relax and meeting and shared gardens which will connect with the suounding landscape.

The subject of this project is development of municipal housing on the western edge of Louny. It dives into the context of living in a small town and aims to provide a more efficient alternative to the current urban study on the same area. The project deals with the special relations between apartments and the street and their scale. It originates from smaller units and composes them into larger parts, from special conception and individual apartments to an urban plan. The result is a hundred of apartment units in a compact structure that has a human scale and highlights the values of neighbourhoods and public spaces.

Subject of the project is municipal housing in Louny. Louny is a small town in Ústecký region, one hour away from the capital city of Czech Republic – Prague. Subjected site is on western periphery of the town. The site is located behind old housing estate in a really heterogeneous build-up area. There is a mixture of the housing estate, family houses, allotments and a heating plant. All this meets in one corner, on which the site is situated. In the wider area there are also some supermarkets and factories with warehouses. The topic of the project is to design municipal housing on this site. Housing owned by the town represents only 1,13% of the total number of apartments in the city. There are only 87 apartments in the town´s ownership. In my project, I bring 49 new apartments, which would significantly increase the current situation. Several factors suitable for the design of these apartments met in the selected area: the land belongs to the town, the supply of rental or municipal housing is generally low, the demand after it is high and is foreseen to continue rising. The added value in the design is the creation of space for the community both outdoors and indoors. The apartment units are designed for maximum use and at the same time for living full life in smaller apartment. The proposal is also conceived as a connection of the mismatched neighborhood. The goal of the project is to create a place that is pleasant to live in, supporting the creation of community and interpersonal relationships while maintaining the economic availability of both housing and construction. To create housing suitable for different groups of residents with different requirements, while preserving the unity of the layout system and the modularity of the building.
Social housing in Prague

This thesis is focused on the social housing as a housing policy instrument in the territory of Prague, the capital of the Czech Republic. The thesis evaluates the concept from the two comparative advantages of the social housing policy - the first is increase in availability of housing for households that are disadvantaged on the housing market; the second is the possible prevention of development of social- excluded sites. Here in the thesis, those aspects of social housing are investigated on the base of the policy of the Municipality of the capital Prague and on the policy of the particular city-districts. More in detail the impacts of social housing policy are presented for the case of Prague 14 and especially in the case of housing estate Černý Most. There is a high ratio of the municipal housing. However, this is not only about quality architecture and urbanism; exemplary is mainly Viennese housing policy, sophisticated legislation, marketing and communication with public.
