Development of building savings product in the Czech Republic

This bachelor thesis deals with development of a building savings product in the Czech Republic. It introduces basic characteristics of the product, describes current market conditions and prognoses for its future development and mentions a former purpose of its establishment, which was housing issues solution. The theoretical part firstly introduces the Building Savings Act and changes that were implemented on it so far. It also describes a building savings contract, conditions for state financial aid, problems related to purposefulness of the product, defines the terminology used in this thesis and describes individual parts of the product and its advantageous conditions. Later it provides a general description of individual building societies and the building savings products offered by them. In the applicative part of the thesis, a current state of the building savings product is presented and future development prognoses for neighbouring countries are demonstrated.
Position of building and loan associations after the amendment of the Building Savings Act

The aim of this thesis is to analyse selected amendments of The Building Savings Act No. 96/1993 of the Legal Code. It concerns the amendments that affected the system of building savings in a fundamental way, resp. they have been able to affect it. In its 8 chapters, the thesis deals with the original legislation on building savings, its place within the context of the Czech legal system, basic terminology of building savings and the contentious questions that arise from them. They are put in the context of both the historical and the current legislations, including not only re-codification of the Civil Law but also so called The Mortgage Directive 2014/17/EU. To illustrate this, it is used also selected court rulings concerning building savings, charts and tables. The whole issue is assessed from the qualitative point of view - while taking into account a 2012 amendment that has not been implemented. With the view of the lack of the specialist literature, it is used mainly texts of the related acts and casual reports as well as the wealth of experience I have gained during my many years at work. Building Societies in Low Interest Rate Environment

The aim of this thesis is to analyse the impact of low interest rate environment in the Czech Republic in recent years on the sector of building societies as a specific segment of the financial market. First part of the thesis consists of description of main characteristics of building savings and building societies, e.g. their historical development, with special focus on main types of risk the building societies face. In the second part the impact of changing market interest rate on outstanding volumes of deposits in building societies is analysed. The analysis is conducted through simple time series models estimated by OLS. Final part includes comparison of demand for building savings loans with demand for mortgages as well as consideration of the development of profitability of the sector of building societies in recent years. The development of credit transactions of building societies in the Czech Republic

The work concentrates on the development of credit transactions of building societies in the Czech Republic. At first, readers first get to know about the genesis of building savings industry and legislation. Then follows description of different kinds of credits: regular credits and bridging loans, including offers of building societies. The rest of the work deals with development of credits given of building societies in the Czech Republic. Time series analysis is used for identifying trends and on the basis of its results the author makes prediction of the near future in this branch. Confrontation of the model with reality and author's own evaluation closes the work.
