Is it better to live in country or in a city? Great access to work, school, shopping and culture or close proximity to nature, weekend barbecues with neighbors and tranquility. Do we have to choose? Is it possible to combine these qualities? Is the Baugruppe principle able to solve the housing conundrums of the current era? “Baugruppe is a group of people that combine their finances and efforts to construct an apartment building conforming to their notion of ideal living while remaining affordable.” (1) To me the Baugruppe lifestyle seems to be wedged in between the city experience and the more traditional way of living outside of it. In between the preplanned structure of the residences and the organic growth of the dwellings. In this bachelor’s thesis I examine these alternatives and their pros which beg to be merged together. I ponder the question: is it possible to embody this betweenness in the design of the residential complex – in its urban composition, its structure, its formal expression as well as its typology. On one hand prefabricated construction of apartment buildings based on market research brings monotone anonymity on the other hand it allows financial and construction efficiency. While the individual nature of a regular house project may enable freedom of expression, it may also hinder this freedom for any other project surrounding it. The houses themselves reflect the aesthetic values of their owners. The various reworks and additions reflect their changing needs. In Baugruppe the willingness to share space with members of the same community as well as outsiders meets the need to own real estate. The main goal of course still remains living well. In one’s own space, with neighbors of one’s own choosing, utilizing the economic and cultural assets of the city, while saving money that can be better used elsewhere. Baugruppe, as an alternative option for housing, is made up of a group of people who are looking for a way to create their own housing according to their ideas. They become developers themselves, looking for interesting solutions for their housing that the regular real estate market does not offer. Together, they find land that is often less attractive to ordinary developers and compromise to decide on all the design steps. For the proposed Baugruppe, the site is situated in the town Znojmo, Czech republic. The plots were chosen in such a way that they did not have any particular qualities - on the contrary, that they were rather places that were not at first sight very attractive. The theme of the work is to portray the Baugruppe way of living as community housing. The proposal seeks to figure out a way to make community coexistence as natural as possible for all Baugruppe participants. Whether just meeting the neighbors on the way to their apartments, meeting on the terrace with a friend from the opposite apartment or organizing an event in the common interior/exterior spaces for all Baugruppe participants. All these spaces create a slightly different atmosphere and become a combination of different small worlds that intertwine with each other. At the same time, the aim of the work is to create a house that opens up to its surroundings while allowing all the events of the house to take place undisturbed inside.
Cohousing as a Development Project

This master's thesis deals with a type of community living called cohousing. Describes typical attributes, residential differences and possibilities of ownership legal forms. In more detail deals with a formation of cohousing as a development project. Practical part of this thesis device the real cohousing and evaluates conditions of the sale according to the real estate market situation.
Residential Complex in Brno - Komín

Residential complex is located in district Brno-Komín surrounded by garden colonies among Pastviny and Houškova streets. Local structures are characterized by significant diversity, where the old village houses, block of flats from 80s, and detached houses from 21st century are represented. The design is not trying to enter local structures inappropriately. The major afford is to combine high density and low-rise housing with quality of public space. We are able to understand whole area as the border between the city structures and countryside, that is soften by designed objects. Complex is formed by three main buildings, which also confront the idea of baugruppe. Houses combine characteristics of block of flats and detached houses.

Me_zi is a project of apartment building that follows the baugruppe system. Part of the project inspects boundaries be tween personal and shared spaces and their form. The building is part of a house block in Znojmo. Study is based on 12 different requirements for living and forms a compact, multifunctional building. This study emphasizes private and community space for its occupants and their connection to neighborhood.

The bachelor's thesis deals with the design of a multifunctional structure based on the Baugruppe, where the developer is replaced by 12 households with a vision of community housing. The concept of the shape is based on the idea of finding shared interspaces in a line development. The object consists of five masses that are in the individual floors connected and interrupted by balconies, balconies and loggias and in such a condition that a number of situations arise.

Architecture in the era of housing crisis

The aim of the diploma thesis is to design a residential complex on the territory of the city of Brno, ideally on the site of a brownfield or on an inappropriately used land such as a horticultural land. The design should take into account trends in housing and construction and also offer solutions to current social problems. As the selected area for the thesis I have chosen the gardening complex on Žlutý Kopec, which is located at a relatively short distance from the city centre. New studies and projects are already being developed in the area to better use its potential and to make it more accessible. In the project, I am focusing on an alternative way of building - baugruppe, which is better known in neighboring countries but offers us a chance to find interesting housing solutions in contrast to development projects. That gives residents the opportunity to create individual solutions that suit each of them while finding a compromise for living together in peace and contentment. The area mostly consists of flats, but we can find there also smaller premises such as gym, coworking, etc. The addition of outdoor activities, playgrounds and sitting areas completes the whole of participatory living with strong social ties.
