Legal and economic analysis of adjustments of the system of building savings in the Czech Republic with an emphasis on treatment of 2011

This bachelor thesis describes the product of building savings. Further, the thesis deals with the legislative adjustments of the building savings since its origin in 1993 to the present and focuses on analyzing the impacts of these adjustments to all participants of the system of building savings. The focus of this thesis is to analyze the implications of proposed legislation in 2011 on expenditure and government revenue, product provider and for the end consumer and serves as a comprehensive macro-economic perspective on the current state of housing savings schemes in the Czech Republic. The thesis discusses the possible impacts of the approved revised in 2012 and outlines a new possibilities for building societies resulting from this treatment. The thesis also includes comparison of building savings with alternative products.
Analysis of investment opportunities in the market of gold

The bachelor thesis entitled "Analysis of investment opportunities in the market of gold" focuses on the interpretation of possibilities of the investor who decides to enter to the commodity market with gold. The first part is intended to introduce reader to the problems, bring him gold as metal, demand and supply for him and his representation in the investment portfolio. The second chapter is divided into direct and indirect form of investment. It occupies with various forms of investments, their substance, advantages and disadvantages. In the last chapter are analysed different factors affecting the gold price and the current high price of gold.
Credit analysis

The topic of this thesis is credit analysis, whose importance is currently increasing due to instability of financial markets. The main aim is to determine how perform credit analysis of various subjects, and then to use specific methods to analyze the situation of the selected retail business company. In theoretical part, the credit process is described with a focus on credit analysis, as explained in available literature. Then the credit analysis is performed as a subject of the application part. The results are explained in detail and justified in the conclusion.
Mortgage loans and their financing

This thesis deals with the topic of mortgage loans and their financing. The first part of the thesis is devoted to the introduction of the issues and the definition of important concepts. The main part of the thesis is focused on the analysis of the factors that could influence the market for mortgage loans. In total six factors are discussed. The last part of the thesis is devoted to resources that banks use to finance mortgage loans. Here I focused on the issue of mortgage bonds.
The development of savings options of household sector

The bachelor thesis analyzes the development of basic savings instruments that are considered by household sector as commonly used and easily available. We are talking about bankbooks, savings accounts and term deposits provided by banks and credit unions. The first three chapters deal with general information and basic functions of these banking products. This section involves for example the clarification of methodology of the interzonal bearing interest and explanation, which factors influence the height of interest rate at client deposits. A part of the individual chapters is also the assessment of significant changes in demand and summary of current supply at selected financial institutions. The final section provides data about the effect of new banks on the Czech market and structure of their services in the branch of savings.
Analysis of suply of mortgage credits in the Czech Republic

The bachelor thesis is focused on aspects of mortgage credit in the Czech Republic, where the main attention concentrates on comparison of several mortgage credits from client's point of view. The first part of the thesis describes main principles of mortgage credits, forms of state supports and process of giving mortgage credit to clients. The second part comments development of this product in the latest 20 years with the stress on current situation on the market. The last chapter includes the comparative analysis of several financial products, from which is chosen the best possible option of financing for a potential client.
Assessing the creditworthiness of the client

This thesis analyzes problems related to the client's creditworthiness, i.e. assessing the ability of the client properly and on time to meet their obligations to banks and other financial institutions. The core of the thesis is to demonstrate individual methods and techniques which are applied to determine the creditworthiness of the client and used in present banking background. The theoretical part defines important terms connected with financial risks, credit process and stages of client's creditworthiness analysis. The next chapters describe methods of analysis gradually creditworthiness of individuals and analysis of corporate creditworthiness. The practical part of the thesis focus on financial analysis and analyzing the creditworthiness of the client from the perspective of individual banks.
Pension insurance in a context of pension reform of Czech republic

The aim of this diploma thesis on the topic "Pension insurance in a context of pension reformo of Czech republic" is to evaluate a present pension system in Czech republic, to judge demographic and fiscal reasons of pension reform necessity. There will be defined positives and negatives of individual changes in existing pillars and described quality of new pension saving pillar. A main focus belongs to supplementary pension insurance and planned transposition into supplementary pension saving.
The choice of the sources during decision-making of investment purpose

This thesis deals with different methods of funding of fixed assets. The main aim of the study is to provide a general overview of the given types of funding and their comparison, either from a qualitative or a quantitative perspective. The application section focuses on linking the general section with a real-life situation, for a better illustration of the overall problem and to determine which of these types of funding is most advantageous for the analyzed company (Diakonie Broumov). Emphasis is placed primarily on factors influencing investment decisions in acquisition of vehicles. To compare effectiveness of various methods of funding the method of discounted costs is used.
Analýza vzájemných vztahů mezi bankovním a nemovitostním trhem

Diplomová práce se zabývá vymezením vzájemných vztahů mezi bankovním a nemovitostním trhem a následným popisem způsobů, jakými se tyto dva trhy ovlivňují -- tedy jaké dopady má vývoj jednoho trhu na druhý. Práce je rozdělena na tři části, přičemž první část se zabývá charakteristikou těchto dvou zmíněných trhů a vymezením jejich vazeb. Další část práce se věnuje už podrobně popisu situace, kdy trh nemovitostí ovlivňuje bankovní sektor, k čemuž dochází prostřednictvím zástavního práva. Ve třetí kapitole je naopak popsán vztah, ve kterém působí bankovní trh na trh nemovitostí, a to jak na straně poptávky, tak na straně nabídky prostřednictvím poskytování speciálních úvěrů určených k výstavbě či koupi nemovitosti. Jedná se především o hypoteční a developerský úvěr.
