Analysis of House Prices in Relation to Ongoing Changes in Society

The goal of this diploma is based on the observed data and current developments in the property market, combined with data showing household income and expenses, to predict future trends in the property market. By comparing the value of real estate, rent prices in selected locations with revenue and costs for different income groups, we find when individual income groups are able to buy or rent property and under what conditions. Result of this work is to describe six future trends.
Analysis of bank mortgage products in the Czech Republic

This thesis deals with the analysis of bank mortgage lending in the Czech Republic. The basis of this analysis is a theoretical setting out the specifics of mortgage loans and analysis of all parts of the credit process. Subsequently, following the same principle, are analyzed specific mortgage products of a selected commercial banks. The thesis examines a course of the credit process for each client's products, their characteristics and conditions placed on the client. The thesis also deals with the analysis of interest rate and volume of mortgages in the context of changes in market interest rates and credit volumes in the economy.
Macroeconomic context of rising household debt in Czech republic in 2000 - 2010

The aim of this diploma theses is to identify possible causes of rapidly rising household debt in the Czech republic at the beginning of the 21st Century and its impact on macroeconomic aggregate indicators. The theoretical part deals with the credit expansion in economic theory, money creation, effects of changes in money supply, monetary and fiscal policy. The analytical part of the thesis evaluates the growth of indebtedness of Czech households in terms of various indicators, debt structure, reasons of growing household debt and other macroeconomic context. The issue of households debt problems and the ability to repay their obligations is mentioned as well as the comparison with developed economies.
Causes of the Subprime Crisis

In my Bachelor's Thesis I analyze the causes of the subprime mortgage crisis that affected mainly the USA. Into account are taken several points of view on the causes of the bubble. Analyzed are legal causes, technical causes with a deeper description of the process of securitization, as well as different types of mortgages and financial derivatives. The latest books from the fields of behavioral economics were used in order to provide fresh and comprenhensive insight into the current maelstorm.
Mortgage loans and their analysis on the Czech Republic market

This thesis deals with mortgage loans and their analysis on the Czech Republic market. In the first part legal aspects regulating mortgage loans are mentioned, followed by the fundamental characteristic and essence of mortgage loans and value of clients problems in the end of this part. The second part is focused on advantages and disadvantages which mortgage loans provide. Mainly low interest rates, tax allowance and other possibilities of advantages provided by the state are stated. The last part deals with analysis of mortgage products of four banks. The analysis compares interest rates, bank loan amount, fixation period, charges and bank's approach to value of clients. The complete evaluation is made by two fictive households applying for mortgage loan, each with different criteria. The objective of my thesis is to choose the most optimal mortgage loan for these two households.

The objective of this thesis is to create an overview of the mortage arrangement process and determine whether the banks state true APRC of American Morgage. The theoretical part contains a description of the mortgage loans and the mortage arrangement process. The practical part deals with comparing the actual APRC and APRC reported by banks and how banks compliance information duty. This bachelor thesis focuses on the development of the mortgage market in the Czech Republic. The first chapter defines the basic concepts of mortgage banking, which are essential for understanding current trends. In this chapter, there is also a brief history of mortgage banking in the Czech Republic. The second, main part is devoted to analyzing the development of the mortgage market in the Czech Republic in the years 2006 - 2010 and the first quarter of 2011. The third chapter offers possibilities for prevention and solution of insolvency.

It deals with the issue of how banks affect real estate market by providing loans to developers companies to building-up and retail customers to purchase real estate. Work also describes the facts that the markets have occurred in 2007-2010, analyzing the causes of these facts and examines the behaviour of organizations, which markets perform.
