This bachelor thesis deals with a estimation of government and another subject of financial market of mortgage loans and the need to provide to clients. Also illustrate the basic characters and types of mortgage loans and the effect of new regulations in their supplying. In the last chapter are discussed further regulation, which is directly related to mortgage loans, such as remuneration, tightening capital requirements etc.
The Bonds and Mortgage Loans Market

This thesis deals with the problem of banks in connection with mortgage loans and mortgage bonds. Its main aim is the research and analysis ot the market with mortgage bonds and mortgage loans in the Czech and Slovak Republic. The work also takes into concern the so discussed integration of European mortgage markets. The thesis is divided into five chapters. The first two chapters are theoretical and are focused on the legislature and the feature of bonds and mortgage bonds. One of the components is the problem of mortgage banks and mortgage loans. The practical section is divided into three chapters. The first chapter is focused on the position of mortgage banks in the Czech and Slovak Republics in the framework of the bank´s sector in the given country. The banks are evaluated on the basis of economic criteria including balance sheets, net profit, initial capital, capital feasibility, number of branches and number of employees. The final part of this section is the evaluation and comprison of the Czech and Slovak bank sectors and their comparison with the European Union. The second chapter deals with entities conducting in the field of mortgage banking and the evaluation of their position in the framework of the Czech and Slovak Republic. The third chapter evaluates the present state and predicts further developments of the bank market in the area of mortgage bonds and mortgage loans. The problem of the integration of mortgage markets in the European Union is included.

This graduation thesis about possibilities of housing financing is focusing in the Czech Republic. The first part of this thesis describes current position on the housing market, different types of housing and their specific feature In the second part, I describe building saving and mortgages including selected products of banks and building savings and their analysis. In this part there is also referred to state support of financing housing.
Personal finance - possibilities of financing own living

The graduation thesis is focused on personal finance and it is specialized in possibilities of financing own living. Products of building savings and mortgage credits are described in the graduation thesis and they are compared in accordance with RPSN. Further the effect of various parameters to RPSN is searched, especially the credit term of expiration and the size of the credit. In the end some specific examples of financing living are solved. Last part also includes the example of the investment in a real estate by buying a real estate in order to lease it.
Causes and impcats of the mortgage crisis in the USA

The theme of this thesis is the mortgage crisis in the United States which has started almost two years before after the burst of a price bubble in the American residential real estate market. The aim of the thesis is to analyze causes and implications of this crisis. The theoretical part of the thesis follows characteristics of the asset price bubbles. In this part is also a description of three theories: Austrian business cycle theory, Hyman Minsky's financial instability hypothesis and the theory of Robert Shiller, which interpret causes of bubbles in a variety of ways. The analytical part deals with causes and impacts of the crisis. As the key factors of the crisis are examined mortgage credit expansion, monetary policy of central bank, securitization as an innovation in financial markets and the role of the psychological factors. The last chapter of the thesis analyses impacts of the crisis on the homeowners, real estate market, the whole economy and global financial markets.
The bubbles on the asset market as the effect of monetary expansion and the impact to the real estate market

This thesis focuses on the progress of the real estate prices and the growing debt of households in the Czech Republic. Real estate prices are an important indicator of an economic activity in economy. The question of the inhabitancy is fundamental for majority of households. There was recorded an expressive growth of self -- living in the real estate market and the mortgage credit market in past years. I identify individual factors which impact to the market and appoint their importance. For the analysis is important to set off the subjects on the market because each subjekt is determinated of individual factors with different intensity.

Stěžejní část práce je zaměřena na hypoteční úvěry. Je zde zachycen vývoj hypotečních úvěrů, charakteristika hypotečních úvěrů a srovnání produktů jednotlivých bank působících na hypotečním trhu.
