Comparison of the regulations in the field of real estates property rights in Czech Republic and in selected countries

The bachelor´s thesis deals with the regulations in the field of real estates property rights. A concise introductory outline presenting the way cadastral systems function in Europe is followed by a detailed description of the respective situation in Spain and in Great Britain. The historical background to the current state of things is explained first. The second part consists of a detailed description of the systems in both countries and offers also a comparison of the laws and regulations in these countries with their counterparts in the Czech Republic. Concrete examples amend the text.
Development of cadastre of real estates of Slovak Republic after the break up of CSFR

The bachelor’s thesis deals with the development of the cadastre in the Slovak Republic after the separation of the Czech and Slovak Federal Republic. It deals with the organizational structure of the cadastre, ownerships and other rights in rem. It addresses issues of digitization of cadastral maps, the level of availability to end-users in electronic form. It points out the differences between the Czech and Slovak cadastre and suggests the possibility of optimizing the Czech system based on the facts found.
Land management for development project

Topic of this bachelor thesis is preparation of land for a development project. The thesis consists of two parts. The theoretical part gives on overview of processes necessary for initiation, preparation and implementation of the development project. Namely these are the idea of construction, issues related to spatial planning, different phases of the development project, funding of the development project, ensuring the legal ownership of the land and setting the utilities. The practical part describes the difference between two development projects of land preparation for construction of houses, one initiated and managed by a local authority and the second of uncontrolled construction on property of a real estate owner.
The history and development of the geometric plan in the Czech Republic

The objective of this thesis is to create an overview of the development of the geometric plan from its beginning as established by Imperial law gazette and through all the periods of its existence, taking into account the changes in the rules of elaboration, its requirements, and the view of its importance. The thesis is divided into several chapters. The introductory part explains the choice of the topic. Next, some selected terms are defined relating to the topic of the thesis. Other chapters are focused on the historical development of the geometric plan. Chapter 6 deals with individual cadastral regulations from 1993 up to now. In chapter 7, I define aspects relating to the topic of the thesis. Finally, I address the legislative framework. In conclusion, I compare the historical and present form of the geometric plan
Construction of Purpose - built Communications in the Context of Land Consolidations in the South Bohemian Region in Relation to Price Developments of Construction Work

Building of field roads following the complex reparcelling follows from the plan of joint facilities and is proposed with respect to the given cadastre. In the Czech traffic rules, field road is mentioned as a kind of purpose-built communication. The Czech norm No. 73 6109 defines it as a of purpose-built communication, serving preliminarily to the farmers, but potentially having also other function. It can serve as a bicycle path, pedestrian path and mainly as a road for motor vehicles enabling the owners to reach fields in their possession and their rational use. Field roads and the surrounding vegetation contribute to the landscape scenery and its biodiversity, permanently and clearly determine the borders between fields and cadastres. In summary, they contribute to stability of the cadastre. My task was to evaluate the newly-built joint facilities, namely the road network, from the point of view of their costs for the state land offices, branches České Budějovice, Tábor and Český Krumlov. Therefore, I used the data offered to me by these offices. All these data are summarised in chapter 5: Results and Discussion. In the Summary, I put together all the new findings and the course of building prices during 2000 2011.
Writing instruments in the real estate from the perspective of the new Civil Code

The theme of this thesis is "Writing papers in the real estate from the perspective of the new Civil Code." The work focuses on what changes occurred in 2014, when he entered the effectiveness of the new cadastral law, land ordinance and the new Civil Code. The first chapter deals with the cadastre and points to the new changes that brought the 2014 big benefits. The second and third chapter focuses on the deposit and record. At the end of this thesis is a summary of where I suggest improvements to the existing law.

Monitoring the evolution of cadastral territory from stable cadastre to current cadastre

In my thesis I dealt with the evolution of cadastral territory from stable cadastre to current cadastre. There are two parts in my thesis. The first part is focused on most common terms. That means I tried to explain terms like a cadastral territory and cadastre. In this part I also dealt with history of cadastre, which contains the evolution from the stable cadastre to cadastre nowadays, mainly because I thing that the history of cadastre is connected with the history of cadastral territories. I used information from the cadastral act, cadastral decree and technical literature in this first part. In the second part I dealt with the evolution of cadastral territory. I chose small cadastral territory Červené Záhoří, which is situated near the city Tábor. I used information from the historical maps and also up-to-date maps. I described changes, that took place there in all periods of cadastre´s evolution. For further research I chose the most significant change in this territory, segment of highway D3.
The ownership rights to properties in the Czech republic

The topic of this thesis is "The Ownership Rights to Properties in The Czech Republic". The first part of this thesis describes historical development of the register from the very beginning up to now. In the next section is focused on detailed description of all the ways of acquiring the right of ownership to properties (such as acquisition agreement, inheritance or usucaption) and on its protection and extinction of the right. The next chapter deals with the problematic of divided co-ownership and the common assets of married couples. The last two chapters are devoted to restriction of ownership rights to property and expropriation of property. In the first of the two previously mentioned chapters I focus on the right of user (from their origin to their extinction). Second chapter listed is about particular phases of expropriation of the property including the expropriation procedure. In the practical part of this thesis I did an analysis of recording the ownership right into the Real Estate Cadastre of the Czech Republic.
Evaluation of realty by cost approach, market approach and their comparison

This paper in the theoretical part is describing common used terms of terms of appraisement of real estates. In the practical part there are used three methods of appraisement to determine a price of family house. The results of single methods are compared in the end of paper.
