This master´s thesis deals with problems of development financing. Part of this thesis is a description of development activity and risks, which it may bring. The thesis is focused on financing and credits provided by banking institution. Analysis of different financing methods of properity purchase confronts their convenience for both development companies and clients. Practical part of this thesis is a proposal of financing of housing and family houses construction in the locality of Nupaky for the company CANABA, wich is focused on cost calculation and cash-flow of the whole project.

The master’s thesis deals with the analysis of the present state, the finding of the contingent deficiencies and the presentation of the improvement suggestions including the concrete measures in granting mortgage credits by Raiffeisenbank, Inc. with a view to advance the competitive strength of the company in the field of mortgage banking. The evaluation and the improvement suggestions are conducted in several component units: in the fields of technical parameters, credit procedure and sales promotions. A partial aim of the thesis concerns the introduction of a new product for the extension of the current supply.

The theoretical part deals with the building market. Mainly it focuses on the building market participants, the participants relationships and other financial resources. Afterwards it is dedicated to the building orders kinds according to various criteriums. The practical part is about financing possibilities of particular building object construction by means of mortgage credit where the investor is a married couple with one child. The mortgage credits are compared according to the determined conditions and requests by the investor. The result of the practical part is the evaluation and the best mortgage credit choice.

This bachelor thesis deals with the characteristics of housing and financial sources for housing. It is divided into two parts, theoretical and practical. The theoretical part includes information about the housing fund of the Czech Republic and about the financial sources for housing, especially mortgage credit, loans from building society account and loans provided by the State fund for housing development. The practical part includes a description of three model examples using a mortgage credit to buy a new apartment. The aim of this paper is to introduce the basic terminology related to housing, forms, financial sources for housing and their application to specific examples.

The theoretical part describes and compares 2 most used products - mortgage credits and credits of building savings in detail. The practical part is aimed at the comparison of some products in two specific cases. The evaluation is based on the calculations of the annual percentage rate. The results of these calculations determine the most suitable product in the specific cases.

Thesis also discloses the main factors, that can cause an impact on mortgage credits demand and points out the significance of the mortage lending in the economy.
Comparison condition of mortgage credits grants before and during the economic crisis

The goal of this diploma work was comparison the conditions of providing the mortgage loans before and during the financial crisis. In the first part of this work I define the basic parameter of the mortgage loans as a category of this loans, period of interest, interest rate, repaying and ensuring mortgage loans and also state assistaence. In the second part of this work I analyzed the current situation in the mortgage market in the Czech Republic with a period before the financial crisis especially with the year 2007. I also compared the conditions of the concrete mortgage loan from the year 2006 with the year 2012, which provided Hypoteční banka, a.s.In a model comparison I compared offers of mortgage loans in selected banks (Česká spořitelna, a.s, Komerční banka, a.s., Hypoteční banka, a.s, Raiffeisenbank, a.s., and Wüstenrot, a.s. to find out which bank has a best conditions for the applicants for mortgage loans.I compared the mortgage loans for purchase and reconstruction.
Connection between the economy cycle and the development on the mortgage credit market

The diploma thesis deals with the connection between the economy cycle and the development on the mortgage credit market since 2000 until 2010. Mainly it focuses on the problematic of the effectiveness of the currency policy and on the analysis of the main determinants, which leads to the mortgage crisis. The aim of the thesis is to assess the determinants of the credit cycle and their connection with the development of the economy cycle. The main indicator that influence the credit cycle will be analyzed. On the basis of the gained information I will answer the question whether there should exist some strategy of the state in the field of accommodation and whether the currency policy should be controlled according to same rules or rather discretionally. As for the methodology, the descriptive method, the comparative analysis, the trend line and the technique of the deviations from the trend will be applied.

Bachelor's thesis entitled "Trends in financing of housing" deals with the possibilities of how to finance housing. Its aim is to analyze the financial instruments of the mortgage market and system of housing savings in the Czech Republic. The work is mainly focused on the development of mortgage and housing savings in recent years. The first part describes the major characteristics of the mortgage loan. It is also mentioned something about the historical development and legislation. The second part focuses on the principles of housing savings products and their convenience. The next three chapters are devoted to less used forms of housing finance. The following section discusses the current status, changes in legislation and trends in the provision of housing loans. The final section describes the state changes planned for the future.
