Valuation of Easements - Comparison of Valuation Methods

In this diploma thesis I deal with methods of valuation of easements according to current legislation and methodology. The easements, as a tool for limiting or extending the rights to real estate, are dealt with in a general way, I will state the methods for their valuation and subsequently apply these methods to specific easements.
Verification of quality of the cadastral map in cadastral unit Heroltice u Tišnova

The thesis deals with verifying of quality of the cadastral map in cadastral unit Heroltice u Tišnova. The subject of this work is survey mainly of perceptible borders and perimeters of buildings in the urban area of village Heroltice and comparing the collected data with the current cadastre map in the cadastral area pursuant to paragraph 13. and 15. of the annex to the regulation no. 357/2013 (cadastral regulation). The purpose is to detect possible inconsistency, to propose a specific solution, and to create a base for cadastral office Brno-venkov, which can be used for example to decide about the renewal of cadastral using new mapping and in negotiations with owners during detection of borders.
Real rights written to the Cadastre

The thesis deals with real rights written to the cadastre. It is divided into ten chapters and starts with the definition of real rights and its historical development. Then, it disusses the cadastre as a public list. The thesis also deals with situations, where there is discordance between the real legal relationship and what is registred in the cadastre. The following chapters are devoted to the property rights including their mofications, the right of contruction, trust funds, the easement and lien. The thesis also discusses the cases when the property is used by another person and secondary agreements in the contract. It also contains simple plat maps concerning certain institutes mentioned in this thesis.
Assessment of changes in land tenure and land use in selected locality

This diploma thesis called "Assessment of changes in land tenure and land use in selected locality" is divided into a theoretical and practical part. In the first part, there is written a literary research, introducing the issue of land tenure in the Czech Republic. In the research, there is a comprehensive overview of historical registers of land tenure, coupled with major historical events and milestones affecting land ownership. Particular attention is paid here to the stable cadastre, from which is the practical part of this work based. An integral part of the research is the analysis of current land use of the Czech Republic, with the factors influencing it. The second part is devoted to the cadastral territory of Roupov, where a complete analysis and comparison of historical and current land use is made, together with comparison of ownership relations and evaluation of their mutual analogy within the time span between periods. Here are presented own map outputs, tables and charts. At the end of the thesis, attention was focused on identification of possible causes, causing changes in land use and comparison of land ownership.
Comparison of the regulations in the field of real estates property rights in Czech Republic and in selected countries

The subject of this thesis is comparison of regulations of real estates property rights in two states within Europe. For comparison with Czech republic were chosen England and Slovakia. It is described historical events for good understanding of present situation in introdution, then ensue particular comparison of laws and regulations in these countries.
Visualizations history of changes in cadastral map

The goal of this master thesis is to suggest a methodology for a visualization history of changes in cadastral maps. The suggested methodology takes into account a selection of original historical and contemporary data, processing workflow and follow-up visualization using existing open source web technologies. The greatest contribution of this thesis is in the design of the spatio-temporal database, because currently there does not exist workable editor similar to it, which could be used for creating such data. The suggested procedure is based on database updating method of ISKN database utilizing amendment records. However this method is significantly simplified with the use of PostgreSQL/PostGIS geospatial functions. The available literature and other informational sources to the topic are overviewed in the first part of the master thesis. The term "spatio-temporal data" is thoroughly defined and also the ways of integrating temporal features into spatial data, methods of visualization of spatio-temporal data and recent state of their implementations into desktop platforms and web applications are noted. Registration of real property in Bohemia and Moravia (development of the land registry)

The purpose of this study is to explain the development of real estate registration in Bohemia and Moravia from the very beginning belonging to the 11th century to the last stage of development prior to the current arrangements. Thanks to this study should be easier to understand the current treatment of real estate cadastre in all its complexity. Thus, including the principles and tools from which it is based. The whole historical development is no less interesting areas, where the development of real estate registration, always reflect the current major historical events. Some events can interfere with the subject more and some less, but this issue, which is intersecting virtually the entire period of Czech Statehood, can't be investigate without the knowledge of the historical circumstances specific to each developmental period. History of Kaznějov before 1918

Resume The presented bachelor thesis portrays the historical development of the village Kaznějov. It deals with its portrayal in the available historical charters and documents. The focus is laid especially on the oldest history of the settlement, when it functioned as a grange of the Cistercian monks from the nearby Plasy monastery, and on its further development throughout the Middle Ages and Early Modern Period. Although the paper strives to rely mostly on available historical documents, it at the same time also strives to portray the village on the background of important contemporary events, such as the Hussite Wars and the Thirty Years' War. In the younger periods, the thesis focuses on the portrayal of the village based on the materials from different land cadastres - the Cadastre of the empress Maria Theresa, the emperor Joseph II.'s Cadastre and the Stable Cadastre. Finally, the paper describes the changes that the village sustained as a result of the mining and chemical industries' development in the area during the 19th century. These changes significantly shaped the village's further growth and also its physical appearance as opposed to the former periods.

This dissertation thesis determines market prices of apartments in various cadastral areas of Brno city, based on market research. These are compared with the prices identified by current valuation rules. The differences are subsequently analyzed. Based on the knowledge gained, a new approach to the process of property valuation is suggested.
Land use GIS in a selected municipality

The thesis content study of land use in municipality Lelekovice and its connection with software for geographic information system. It describes processing data especially historical cadastre maps, archival aerial imagery and orthophotos which were used for analyzing of this area. Analysis were performed in software ArcGIS. Appendixes of thesis are graphs and visualization of development of study area.
