This work deals with the possibility of housing finance in the Czech Republic. It describes the the functioning of building savings and mortgage loan,legal norms, process, advantages and disadvantages of these products. The work also includes a example which compares mortgage loans with credit from building savings.
Comparison of Mortgage Loans with Building Society Loans

The present thesis deals with different methods of financing home constructions in the Czech Republic provided through mortgage loans and loans from building societies. In the first part of the thesis, I describe both main products, mentioning briefly their history in the territory of the Czech Republic. The advantages and disadvantages of both options are also pointed out. In the empirical part, I used comparative analysis to compare both products' profitability with respect to the client. The aim of the present thesis is not only to give specific details on the functioning of mortgage loans and building society accounts, but also and most importantly to discover, which one of the studied products is more beneficial for the client, once the client chooses to finance a new home through this kind of products.
Building savings in competition of financial products on the Czech market

The bachelor's thesis concentrates on current situation on the market with building societies' products from natural person's point of view. The theoretical part of the thesis deals with definition of basic concepts, actual changes and other discussed adjustments of building savings in the Czech Republic. Then the theoretical part describes differences between systems of building savings, which are applied in foreign countries. The analytical part focuses on assessment of building savings' competitiveness on the Czech market. Comparison with alternative products is based on author's calculations and conclusions, which are the ground of the prognosis of future development of the building savings in the Czech Republic.
The development of the mortgage market in the Czech Republic

Fifteen years ago, the very first Czech bank was authorized to issue its own mortgage bonds. It was Czech-Moravian mortgage bank nowadays know only as Mortgage bank. That moment has become an imaginary beginning of Czech mortgage market. The market has undergone many changes and significant events by which it was influenced. The aim of this thesis is to evaluate the development of the mortgage market in the Czech Republic. Introducing part is focused on a theoretical side of the mortgage market, its definition, the definition of different types of mortgage loans and their features. The second part examines the circumstances and events that most influenced the Czech mortgage market. Using simple regression analysis shows a dependence of number (respectively a volume) of provided mortgages towards interest rates. In conclusion, I also seek to analyze the latest developments in structure of interest rates for mortgage loans. This year in Czech Republic there has been, in context with historically lowest repo rate announced by Czech National Bank, noted a so called "variable interest rate" offered by commercial banks. In this context, the analysis focuses on pros and cons which are brought up by variable and fixed interest rates fallowed by the concluding evaluation.
Possible options for financing the housing needs

The aim of my work is to acquaint the readers with options of home financing. The first chapter features the prons and cons of housing rent and living in your own. Most of the work is devoted to theoretical definition of two products, which are most frequently used in case of financing of living in your own -- building savings and mortgage loan. Relevant legislation, rules for granting and other necessary information are mentioned in both products. Theoretical knowledge is transferred into practise in model situation. Generally it can not be definitely identified, which option of financing is preferable. In described, concrete case the mortgage works out cheaper from the perspective of monthly income.
Mortgage loans and their analysis on the Czech Republic market

This thesis deals with mortgage loans and their analysis on the Czech Republic market. In the first part legal aspects regulating mortgage loans are mentioned, followed by the fundamental characteristic and essence of mortgage loans and value of clients problems in the end of this part. The second part is focused on advantages and disadvantages which mortgage loans provide. Mainly low interest rates, tax allowance and other possibilities of advantages provided by the state are stated. The last part deals with analysis of mortgage products of four banks. The analysis compares interest rates, bank loan amount, fixation period, charges and bank's approach to value of clients. The complete evaluation is made by two fictive households applying for mortgage loan, each with different criteria. The objective of my thesis is to choose the most optimal mortgage loan for these two households.
Comparing the actual APRC and APRC reported by banks

The objective of this thesis is to create an overview of the mortage arrangement process and determine whether the banks state true APRC of American Morgage. The theoretical part contains a description of the mortgage loans and the mortage arrangement process. The practical part deals with comparing the actual APRC and APRC reported by banks and how banks compliance information duty. This bachelor thesis focuses on the development of the mortgage market in the Czech Republic. The first chapter defines the basic concepts of mortgage banking, which are essential for understanding current trends. In this chapter, there is also a brief history of mortgage banking in the Czech Republic. The second, main part is devoted to analyzing the development of the mortgage market in the Czech Republic in the years 2006 - 2010 and the first quarter of 2011. The third chapter offers possibilities for prevention and solution of insolvency.
Interactions of real estate and mortgage market

The impact of tax reform on the market of mortgage bonds

This thesis presents the financial instruments of mortgage bonds, their characteristics, properties, and especially close links with mortgage lending, which is also devoted one chapter. Most of the work deals with problems of development of mortgage bonds in the years 2002-2010 in the Czech Republic. In this period took place as the global mortgage crisis and the important tax reform, which abolished the exemption from income tax on the proceeds of mortgage bonds. The work is an effort to explain the impact of these factors on the market of mortgage bonds, which are not entirely clear.
