Analysis of the mortgage market in the Czech Republic

This thesis attempts to provide a comprehensive picture of the mortgage loans that are used in order to be invested in housing. First of all, the development of the Czech mortgage market since its inception to the present is described. Focus is put especially on the characteristics of the mortgage loan, its various types and also on the conditions of its provision. Next chapter is dedicated to a detailed description of the mortgage lending process. For the practical section of this thesis a questionnaire and a model-based example that was presented in several banks was used. Subsequently, their offers were precisely evaluated.
Valuation of property as a subjet of mortgage collateral

This thesis deals with the valuation of property in connection with mortgage financing. First chapters are devoted to analyzing the current state of the real estate market and mortgage financing in Czech Republic. The second half focuses on the specifics of valuing real estate as mortgage collateral. The last chapter consists of a practical working example of a apartment building valuation.

This work describes the evolution of Spanish Real Estate Market between the years 2000 and 2010. The construction sector contributed significantly on the GDP, it created new jobs and it was even called the engine of whole Spanish economy. Initially, the work focuses on main causes of the market growth. Further, there is an analysis of the evolution of interest rates which partially explains the evolution of mortgage market. Following part concerns construction itself and the growth of the prices on this market. The conclusion describes the formation of the speculative bubble on Spanish Real Estate Market and the situation emerged after its explosion.
The development of the mortgage market in the Czech Republic

Fifteen years ago, the very first Czech bank was authorized to issue its own mortgage bonds. It was Czech-Moravian mortgage bank nowadays know only as Mortgage bank. That moment has become an imaginary beginning of Czech mortgage market. The market has undergone many changes and significant events by which it was influenced. The aim of this thesis is to evaluate the development of the mortgage market in the Czech Republic. Introducing part is focused on a theoretical side of the mortgage market, its definition, the definition of different types of mortgage loans and their features. The second part examines the circumstances and events that most influenced the Czech mortgage market. Using simple regression analysis shows a dependence of number (respectively a volume) of provided mortgages towards interest rates. In conclusion, I also seek to analyze the latest developments in structure of interest rates for mortgage loans. This year in Czech Republic there has been, in context with historically lowest repo rate announced by Czech National Bank, noted a so called "variable interest rate" offered by commercial banks. In this context, the analysis focuses on pros and cons which are brought up by variable and fixed interest rates fallowed by the concluding evaluation.

This bachelor thesis focuses on the development of the mortgage market in the Czech Republic. The first chapter defines the basic concepts of mortgage banking, which are essential for understanding current trends. In this chapter, there is also a brief history of mortgage banking in the Czech Republic. The second, main part is devoted to analyzing the development of the mortgage market in the Czech Republic in the years 2006 - 2010 and the first quarter of 2011. The third chapter offers possibilities for prevention and solution of insolvency.

Following attention is dedicated to "Hypoteční banka, a.s.", which was the first on the Czech market and this bank is still the number one, following by competitors. This thesis is focused on its strategy, with the detailed description of financial results. Thesis also contains tables and graphical analyses for easier understanding and clear overview.
Failure of government regulations on housing markets in the U.S..

In my thesis I want to focus on the mortgage crisis in the U.S. and the reasons for its formation. I will turn my attention to Fed policy. I will examine the consequences of policy practiced by the Fed - whether it was a "boom" in the housing market and subsequent crisis in the financial markets. Also, I will pay companies Fannie Mae and Freddie Mac, which have a share in the current state of the mortgage market. I will try to compare the bubble in mortgage markets in the U.S. and compare with the bubble in selected European countries. The analysis will be based primarily on a comparison of growth in house prices in recent years before the crisis. That growth, I will compare with interest rate and try to get a result on how much was overdeveloped growth of house prices and how big bubble could develop in the market. Finally, my work should be a summary of the main factors that triggered this crisis.
Global financial crisis - causes and the course

The major objective of this thesis was to summarize all important theoretical information on actual financial crisis -- its causes and initiative course. In connection with events already passed, the thesis is targeting especially American mortgage market, where mortgage institutions caused collapse of world-wide financial sector by providing cheap mortgages. The thesis is divided into ten main parts. Approximately first half includes rather theoretical part -- characteristics of financial and mortgage market and brief preview of crisis already passed. Second half is dealing with actual financial crisis, where you can find the most important events of 2007 and 2008. All thesis is completed by charts and pictures that should help the reader to get near to the course of this crisis.
Comparison of Czech and American mortgage market

The aim of the submitted bachelor thesis is to provide comparison of two different mortgage markets. I would like outline the main causes leading to the subprime mortgage crisis and point out certain similarities in the development on the Czech mortgage market. The first part is dedicated to defining the basic structure of mortgage loan and identifiying its most important parameters. The following part outlines the most common ways in which banks finance mortgages and how they can influence the mortgage market. The core part of the thesis is dediceted to the events forming American mortgage market and leading to the subprime mortgage crisis. Last part defines the rebirth of Czech mortgage market and its rapid development. Particulary my aim is to point out certain similarities in its recent development but also emphasize that the Czech banking sector can be considered quite sound because of the more conservative approach of Czech banks towards risk.
