Preparation of the Building Order

The thesis focuses on preparation of the building order. In the theoretical part, there is described the creation of the preparation of the building. In addition to that, there is introduced acting of the construction company on the construction market with the scope of the South Moravian region. The practical part deals with the concrete construction contract, where procedure and activities of the preparation of the building order are described. The aim of this part is the suggestion of optimized solution of the preparation of the building order.

The theme of this thesis is financing and management of building order. Bachelor´s thesis contains two main parts – theoretical part and practical part. The theoretical part is focused on explaining the concepts of construction company, building order, construction contracts management, financing options and financial analysis. The practical part deals with specific building contract, financial analysis, the calculation of the financial plan and comparing of planned and actual status.

Determined and Specification of Auxiliary Work in Construction Supplies and Work

The thesis deals with extra work and unrealized work that originate at construction projects and further on during realizing the construction, both at new constructions, and at reconstructions and other construction activities. It mainly focuses on their origination and optimizing their amount in individual construction phases, from preparing the project through entering into an agreement with the supplier, to carrying out the project itself. The theoretical part outlines used basic concepts according to valid laws and regulations, and introduces individual construction phases including defining extra work and unrealized work. The practical part shows a real-world example of the negative influence of such work on the investor-supplier relationships and the analysis of failures by individual participants. The result of the thesis is processing a suggestion for reducing the frequent failures caused by the extra work and unrealized work, and a consistent evidence for better argumentation and invoicing between the investor and the supplier. The main aim is to prevent conflicts between the parties that arise because of admitting the extra work and unrealized work.

The thesis is focused on financial planning of building order. The thesis gradually defines building order, Phase of building order and their sources of financing, it also deals with the costs, financial return and cash flows. One section is also devoted to financial planning, of building order and financial analysis. The practical part is focused on financial plan of a specific building order and assessment of company financial stability. The financial plan building order will be demonstrated in two different ways of planning and financing.

Management of Building Order by the Submitter

The thesis deals with the topic of building orders are how they are managed by contracting authority or client. It presents building order as a project, and describes the way in which this project is organized, prepared and implemented. It also highlights all the factors that have impact on how building orders are managed. And since the most important of these factors is construction costs, the thesis provides an analysis of one particular building order from this perspective, listing all the things that are involved in the construction costs and pointing out in what way. The accuracy of the expected costs is then compared with construction engineering price indicators.

Financing of Construction Order from the Aspect Investor

The theoretical part deals with the building market. Mainly it focuses on the building market participants, the participants relationships and other financial resources. Afterwards it is dedicated to the building orders kinds according to various criteriums. The practical part is about financing possibilities of particular building object construction by means of mortgage credit where the investor is a married couple with one child. The mortgage credits are compared according to the determined conditions and requests by the investor. The result of the practical part is the evaluation and the best mortgage credit choice.

The desired output is processing and assessing the costs and performance needed in the area of design and engineering work. The work is divided into theoretical and practical part. In the theoretical part, addresses the issue in general terms and in the practical applies to specific construction contract.

The theme of my bachelors‘ thesis is the management of construction projects. The work is devided in two main parts: theoretical part and practical part. The theoretical part describes the basics of building contract. In the practical part was then described the whole process of a particular management contract to build a house.
