A Comparison of Classical and Automatic Procedure of Property Valuation

The advancement of technology and new knowledge in the field of computing provide opportunities for innovation in the valuation environment. Traditional approaches offer established valuation procedures, which, however, can be supplemented, supported, and accelerated by automated valuation. The goal of the thesis is to create a comparative platform of traditional valuation and automated valuation procedures in the market valuation regime, defining procedural models, categorization and selection of real valuations, and comparison using case studies at the market valuation level, initially based on theoretical definitions and conditions, and then practically with illustrative comparisons of valuation procedures.
Design of a facility management process for a multifunctional building

The diploma thesis deals with facility management in general and also with a focus on multifunctional buildings. The theoretical chapters explain the concept of facility management and its development from history to the present. The field is then introduced including related concepts, services and maintenance as well as from a structural point of organisation. The subject of complex facilities management is complemented by the introduction of innovative and modern methods that are in practice or are planned to be applied. These include BIM and CAFM methods as well as minor complementary trends. In the second part of theoretical terms, the multifunctional building is described, the life cycle of buildings and their durability is discussed. At the very end, there is also a description of building passporting, which is an integral part for the management and maintenance of the building properties. In the middle of the thesis, it moves into a more practical focus, presenting a specific life cycle theme, and based on this, a financial plan and then directly a specific facility management proposal is drawn up for a selected multifunctional building.
Determining the amount of insurance compensation for a family house in Moravská Nová Ves damaged by a tornado

The diploma thesis focuses on determining the amount of insurance payout for a family house with garage in Moravská Nová Ves, which was damaged by a tornado. In the first part of the diploma thesis explains the basic terms related to the real estate register, the lifespan and wear and tear of buildings, fundamental terminology in insurance, and introduces a budgeting program. The second part of the diploma thesis deals with the property valuation using the cost method and establishes the repair costs using an itemized budget. Subsequently, the impact of these repairs on the property value and the determination of the insurance payout amount are evaluated.

The objective of the diploma thesis is to explore the ways and methods of valuation applied in Hungary. Thesis demonstrates historical evolution of property market in Hungary and describes the current market supported by data and graphs. The process of expert evidence preparation is characterized, as well. The result of the thesis is an example of a complex expert evidence for property type flat in accordance with Hungarian statutory.

In thesis attachment is an exemplar of the evalution report for a house in the Great Britain according to the standards and the methodologies used by the evaluation experts in the United Kingdom.
Development of Construction of Residential Properties in Brno - Žabovřesky

The main task in this thesis is to clarify the development of residential properties in the locality of Brno – žabovřesky. Diploma thesis is focusing on history of this locality until present. In the thesis is described in detail survey of the significant residential buidings, historically protected villas, construction of residential complex, thus the whole constructions and their development, transformations or expansion. The work is divided into few construction periods, while the biggest and the highest quality development was during the First Republic. Components of thesis are created maps of area, which describe urban pattern of locality and emplacement some residential objects. These maps are linked by analysis of development opportunities in construction, structural built-up urban area, however it must be said, that locality, from the aspect of other possible constructions is already largely in finish.

This diploma thesis is focused on the history of the construction development of the residential real estates in the locality of Brno - Komin. The locality is described in this thesis in the basic information form, range of the cadastral area and demography. In addition, the historical events which had influence on the development of this locality are outlined. Further, also the economy structure, public facility and amenities throughout the history are mentioned. Another part of this thesis outlines this locality development, changes and growth during each time period. Further, the characteristic building elements and types of the real estate are described for each time period. The final part of this work is focused on the analysis of development possibilities of construction in this locality.

Diploma thesis solves what to do with the old flat in the long-term horizon considering all possible risks. Thesis analyses current status of the flat and calculates its approximate price in the reality market. Then it compares rentability of hiring with the option of selling and investing to the three most common bank products. It analyses risks associated with all options. The output is the recommendation of the most profitable option considering the owners interests.
Analysis of Selected Methods of Valuation of Holiday Cottages and Garden Cottages in the Locality of Blansko and its Surroundings

The diploma thesis deals at the beginnig part with the description of appreciated lokality, explanation of basic terms in real estate appraisement and description of valuation methods, that will be used in the practical part. The practical part deals with the description and valuation of six holiday cottages. In the final part of the thesis deals with the evaluation of the results the used methods and selecting the most suitable method for valuing holiday and gardening cottages in the area.
