Conversion of Vlněna boiling-room

The Bachelor thesis deals with the reconstruction and restoration of the building which is part of Vlněna complex in Brno. Location, in which is the object situated, is undergoing an extensive/large modernisation. Almost all historic buildings of this industrial complex are being replaced with high-rise administration blocks which deviate from historical context of the area. One of those exceptions, is also the object of this thesis. It is a former heating building that supplied energy to a mentioned complex. The attempt of the design was maximal purification from contemporary and purely functional interventions in order to support the historical footprint which is a fundamental factor for revitalization of the remaining parts of the area. The building is, in its own way, a manifestation of its surroundings. The object was cleansed to its visible structure made of bricks and wooden beam ceilings. This is refering to a time when these materials were understood as an essential costruction of every building, until they were replaced with structures from reinforced concrete and transparent facades with purely functional approach, which is visible in this new vision of Vlněna complex. Considering the administration aspect of the rest of the area, the building with its functional usage is trying to stimulate life and by that add space for social facilities. The object poetically named “the centre of regeneration“ includes many ways of relaxation which is an integral element to a monotone activities of administration buildings. The lower parts of the building contain a social function in the form of mini-brewery with beer hall/cellar, and restaurant in second floor. The other floors then offer regeneration, mental and physical, from massages to yoga practice. The result of this thesis is a revitalizational boost of the area. Brno Skyscraper

The architectural-urban design of the skyscraper responds to the proposed territorial study of the South District located near the historic center of Brno. The currently developing area is defined by the area of the new main railway station, the Svratka river and Opuštěná street. This new representative unit lacks an element that would make it unique even from a distant perspective. As well as the historical center with its cathedral of St. Peter and Paul defines the place,the skyscraper complementing the space of the new main station creates an authentic orientation element of the new urban district representing the innovative principles of the city's development. The location of the high-rise landmark near the main entrance of the new Brno railway station helps in easier orientation in the area. The vertical mass of the skyscraper contrasts with the vast and relatively low mass of the station hall. The composition of the building responds to the urban structure and location in relation to the historic center. The base of the building fully respects the regulations and the height level of the street in which it is located. The crown of the skyscraper rotates around its axis and thus directly reacts to the city center by its rotation, thus creating a dialogue between history and the future. The skyscraper is designed as a multifunctional object primarily represented by the function of a hotel with a congress center. These functions are also complemented by secondary units in the form of cafes, bars or restaurants. However, the building also has other services for users, such as wellness, fitness and massage facilities. The last floors of the skyscraper are designed as public. The functional content of the crown of the skyscraper is completed by a cafe and a sky bar with a brilliant views.

Coworking hub Špitálka

The building is a continuation of the current architectural and urban planning study, which considers the concept of the Špitálka development location as a new area in the sense of a Smart city. Existing archive objektu is composed of a dominant four-store mass with a flat roof and a single-store extension with vaulted roof structure by three barrel vaults. The structural system uses the existing reinforced concrete frame with a 6x6 meter module. The Infill structures are designed in the form of CLT panels. Wood, with its ability to regulate humidity and absorb noise could also reduces risk of the global warming. The idea of a coworking space is based on the disruption of the typical horizontal division of floors. The individual floors are completely independent of each other and do not influence each other in any way. On the contrary, there is maximize openness even in the vertical plane in the form of random views. The project aims to use of energy from renewable sources and thus be as self-sufficient as possible. The overall energy stability is aided by the concept of thermal and electrical grids on site. The main source of energy is transfer station from a hot water which supplemented by a absorbing heat exchanger. The building reuse rainwater for watering green facades and gardens and also use photovoltaic panels to support an aspect of a self-sufficient system of the building. The third part of the thesis is dedicated to th issue of facility managment. The connection of the object with intelligent systems helps to maximize user satisfaction. With a comprehensive solution through CAFM software, the building can respond to the problems and shortcomings of individual services, from technology management and accounting to security management or waste management.
