Analysis of the current status of the Czech real estate market and the outlook to year 2016

The goal of this thesis is to analyze the current status of the Czech real estate market and to assess the outlook of the Czech real estate market to year 2016. The analysis will be performed using a strategic outlook as well as a competition benchmark. The prognosis of the future development of the Czech real estate market will be assessed by developing a comprehensive model capturing the development of revenues on the real estate market. From the public policy's point of view, this is a very up-to-date topic to analyze, as the real estate market is an important barometer of economic outlook in any country. The troubles that were brought by the US mortgage crisis have undoubtedly affected the situation on the real estate market in the Czech republic. The theoretical part of this work will characterize used definitions, such as public policy, economic cycle, economic crisis, real estate market, real estate market bubble, mortgage crisis etc. In the analytical part of this work I shall develop a model that captures the development of the Czech real estate market with focus on parameters of realized transactions in the given year and the development of prices. To evaluate the current situation of the market I shall conduct a strategic analysis and the estimated future development will be captured by conducting a regression analysis using historic data to estimate the development to year 2016.

Analysis of monetary strategy CNB from 1989 to the present

The target of this bachelor thesis is to analyze monetary strategy of Czech national bank since 1989 to the present, deal with decisions of central bank in monetary policy in important periods. This theme is selected with regard on current financial situation in European Union and independence of Czech national bank in deciding about monetary policy. In theoretical part of this thesis will be described how monetary instruments works and what functions and targets have monetary policy of Czech national bank. In practical part will be analyzed progress of central bank from its beginning to the present. The main focus will be placed on break-even periods for our banking sector. The result of this analysis will evaluation of success Czech national bank's monetary targets since 1989 and comparison of positives and negatives with entry to European Monetary Union.

Financial analysis of the volume of costs in the prison system in the Czech Republic from 2000 to the present day

The main aim of this thesis is to conduct a financial analysis regarding the development of the volume of costs in the prison system at the Czech Republic from 2000 to the present day. Furthermore it will focus on the correlation between the costs of the prison system and the number of prisoners during the observed period. This topic is important as it reflects the long-term problem of imbalanced state budget and effort in decreasing of the public outlays. Nowadays, the prison service financing and its efficiency cause conflict situation on the political scene in the Czech Republic. In the theoretical part of this thesis, state budget, its structure, process of its creation and approval, will be defined. Furthermore, the manner, how the volume of prison service founds is divided and how is this budget used, will be described. Practical part will comprise an analysis based on funding development and costs of the prison service in the Czech Republic from 2000 to the present day. The analysis will be aimed at the following economical and non economical parameters. The economic ones will define the development of the costs of the prison service, the development of average costs per prisoner, the development of personal costs, the development of investment costs and the correlation between the costs of prison service and number of prisoners during the observation period. Non economical ones will involve the development of the number of prisoners, the development of the number of prison service staff and the development of the number of prisons.

Analysis of the VAT Revenue in the Czech Republic from 1993 to 2011

The main goal of the thesis is to analyze the progress of VAT revenue in the Czech Republic during the period 1993 -- 2011 in comparison with the growth rate of GDP, with the progress of national debt and with the level of arrears of VAT. Currently most of countries run economic recession which causes governments have to apply some interventions to protect other decline of economy. One of them was applied also in the Czech Republic in the form of increasing of both VAT rates. The basic VAT rate increased to 20 % and the reduced one to 14 %. Nowadays both professional and public discussion about suitability of another VAT increasing is conducted. The theoretical part will include main characteristics of tax system in the Czech Republic (especially value added tax), fiscal policy, GDP and state budget. In the introductory section of the practical part will be analyzed the legal framework development (concerning VAT) in the given period. In the main section the VAT revenue will be analyzed in the period 1993 -- 2011. The correlation between tax revenue and the growth of the real GDP, the level of national debt and the level of arrears of VAT will be also the subject of investigation. The final section of the practical part will analyze interrelations between all researched indexes during whole period 1993 -- 2011.

The goal of the master thesis is to determine the value of company Severoceske doly, a.s. as at 31.12.2010. First initial chapters deal with introduction to valuation of company describing methods of valuation, financial analysis, strategic analysis. After performing the analysis mentioned above, the finacial plan for upcoming three years has been processed. In order to determine the value of the company, author of diploma thesis used methods of DCF and book value method has been chosen as a supplementary method.

The valuation of the company ATAS elektromotory Náchod a.s.

The objective of this master thesis is to estimate the value of the company ATAS elektromotory Náchod a.s. as of 31st December 2011 for an unknown buyer. The thesis is divided into two main parts. The theoretical part describes the current approach and methodology related to the valuation of a company. The practical part focuses on the company's profile, financial and strategic analysis, prognosis of the value drivers, financial plan and the final value of the company. For the valuation the discounted cash flow method was used in the version of free cash flow to the firm. The estimated value is subjected to the sensitivity analysis.

The diploma thesis captures property valuation problems. The whole thesis is divided into two parts. The first one is theory and the second one is practice. The theory part includes basic terms which are connected with property valuation and methods by which estates are valuated. The practice part is constituted by valuation of specific estate in Libeznice using a few valuating methods which are compared with each other.

STATE BANKRUPCY AS A ONE OF POSSIBLE SOLUTIONS OF DEBT CRISIS

Objective of my bachelor thesis is an analysis of causes and consequences of state bankrupcies in Argentina and in Island and also answering the question if the bankrupcy is a good solution of debt crisis in some European states. This topic is actual in view of the development of debt crisis in some states as Greece, Spain, Portugal etc. Theoretical part focuses on causes of bankrupcy (indebtedness, regime change, state disintegration...), financial, ekonomical and debt crisis will be explained. State bankrupcy will be characterised from theoretic view, what is the cause of its origin and how can we solve this situation. Practical part will analyse the development, causes and consequences of state bancrupcies in Argentina and Island too. Then current situation in some European states (some who are faced with bankrupcy and are under financial rehabilitation by other states) will be analysed. In this part there is also a consideration if the Czech Republic is threatened by similar situation. Conclusion should tell us if state bankrupcy is a better solution for some states (more than subsidizing their state budgets) or not.
