Analysis of the Czech mortgage market and its position in the global crisis

The aim of this thesis is to compare the causes, course and effects of the mortgage crisis and the subsequent financial crisis in the USA and in the Czech Republic in the years 2000-2012. Conclusions comparisons show that the impact of the crisis on the economy of the Czech Republic were milder mainly due to readiness of Czech banks. Furthermore, this work analyzes a model example of choice of parameters mortgage loan from the client's perspective, focusing on the assessment of the advantages of combination mortgages and savings products. Based on the results of this analysis, the combination can be recommended, but with regard to the rates of appreciation achieved when saving resources. If the condition of compensation refinancing costs by the difference in interest rates is satisfied, it is also possible recommended this financial instrument to a qualified client. Finally, we completed the image of the Czech mortgage market by comparing the classical mortgage products in offer of several banks.
Development of the Czech mortgage lending market and its change due to financial crisis

The thesis is focused on mortgage lending market in Czech republic. The main objective is to analyze the complete development of the market and evaluate the impact of financial crisis. Thesis also discloses the main factors, that can cause an impact on mortgage credits demand and points out the significance of the mortage lending in the economy.
The impact of the global financial crises to the mortgage market of the Czech republic

The aim of the bachelor thesis called "The impact of the global financial crises to the mortgage market of the Czech republic" is to evaluate whether, or how big, had the financial crisis impact on our mortgage market. The first part is theoretical and we will study financial crisis in general and we will also define mortgage loan. In the second part we will look at the beginning of the American mortgage crisis and then we will focus on Czech mortgage market. We will monitor the development of the interest rate, mortgage loan overdue and development of the real estate prices.
Analysis of the mortgage market in the Czech Republic

This thesis attempts to provide a comprehensive picture of the mortgage loans that are used in order to be invested in housing. First of all, the development of the Czech mortgage market since its inception to the present is described. Focus is put especially on the characteristics of the mortgage loan, its various types and also on the conditions of its provision. Next chapter is dedicated to a detailed description of the mortgage lending process. For the practical section of this thesis a questionnaire and a model-based example that was presented in several banks was used. Subsequently, their offers were precisely evaluated.
Valuation of property as a subjet of mortgage collateral

First chapters are devoted to analyzing the current state of the real estate market and mortgage financing in Czech Republic. The second half focuses on the specifics of valuing real estate as mortgage collateral. The last chapter consists of a practical working example of a apartment building valuation.
The evolution of Spanish Real Estate Market

This work describes the evolution of Spanish Real Estate Market between the years 2000 and 2010. The construction sector contributed significantly on the GDP, it created new jobs and it was even called the engine of whole Spanish economy. Initially, the work focuses on main causes of the market growth. Further, there is an analysis of the evolution of interest rates which partially explains the evolution of mortgage market. Following part concerns construction itself and the growth of the prices on this market. The conclusion describes the formation of the speculative bubble on Spanish Real Estate Market and the situation emerged after its explosion.
