Master´s thesis „Comparison of selected methods of valuation of a house in Oslavany and its surroundings“ it describes the methods and principles used by estate appraisal. It deals with the prices comparison. The prices are determined by the cost approach, comparative public notice and comparative non-promulgation method. The main accent is put on the consideration of the local net connection coefficient. Based on the ascertained facts this thesis mentions the influence of an estate price and a public sewer.
The impact of land price on the usual price of building and its change due to NOZ

The Thesis deals with impact of land price on the usual price of building and its change due to code no. 89/2012. The impact was determined based on market prices of lands and buildings retrieved from real estate databases. From statistically processed data was found out a 75% correlation between the market price of building and land. For numerical description the impact of land price on the usual price of building was assembled an equation. With this equation can be from land price roughly estimated usual price of building. The results of this thesis can contribute to speeding-up the process of initial estimation of usual price, as well as presents a way of displaying location, price, distribution of data and frequency of equal prices in one graph.
Cost analysis of reconstruction of the building within the construction market and the real estate market

This diploma thesis will deal with analyzing the cost of reconstruction of a building in terms of construction market and real estate market. First, the work will define the elementary problems encountered in the reconstruction of buildings and their proper repair methods. In the next step, the thesis will focus on the valuation of estate according to law, market value and costing of construction works. Everything will be applied to a specific building. The result of the work will whether the building reconstruction reaches a positive or negative returns on the invested funds and their amount.
Determination of Usual Rent on Land

The aim of my thesis is to outline the problems of determining normal rent for the land. In the beginning of my work I have focused on defining the basic concepts that relate to your topic. I also focused on clarifying the concept of market value. In another part of his continuing work allude tenancy, the rights and obligations of the landlord and tenant. To determine the usual rent is necessary to establish the normal price of the land, so in the next part, the method of valuation of land. Then bring the reader into the very issue of determining normal rent for the land. In my work, not just the stark listing of all operations associated with this topic, but also the willingness to give readers a better orientation when confronted with this issue. In the practical part is focused on the determination of usual rent on land different space consumption.
Setting a Transfer Price between Associated Enterprises

This master´s thesis deals with setting a transfer price of controlled transaction between associated enterprises. The goal is to choose the appropriate method for setting transfer prices for controlled transaction of selected associated enterprises and to compare the set transfer prices with prearranged transfer prices stated in the contract between selected associated enterprises. The thesis contains the theoretical basis and legal regulations for transfer prices, possible solutions to the problem of the setting transfer price, procedure for determining transfer price and recommendations for companies on the subject. The final part of the thesis reviews findings from the practical part and offers arising from the reviewed findings.

The Bachaler's thesis deals with investing to the agricultural land. In the literary part, there is described a price of agricultural land and some parameter, which influence the price of land. The aim of my work is to evaluate different alternatives of tenancy and purchase of land including the ways of financing the soils. Final I make an analysis of return of investment in the soils.
Impact assessment of locality on the usual price of real estate price comparison in region of south Bohemia

The topic of this thesis is "Impact assessment of locality on the usual price of real estate price comparison in region of south Bohemia". The basic targets were to map the theoretical terms usually used in the valuation of real estate, as well as obtain data necessary for real estate comparison. The first part is a literature review focused on definitions of valuation namely ownership, the valuation of residential units, houses and buildings. The thesis describes the differences between the concepts of price and value. The last part of this literature review is focused on impact assessment locality on real estate price. In the practical part are presented the data obtained on the property, which are then compared. The main outputs of this thesis are graphic representations of the market segments variations, which are always described in words. This text part is aimed at explaining the price differences between the localities.
Factors influenced prices of flats

The aim of this bachelors thesis is to evaluate factors which influence the customary price and the administrative price by the market analysis. The literature search includes basic terms and methodology of flat prices evaluation. I have focused on a market analysis in segment. I compared factors in the announcement with factors which influence the customary price. The most important factors are locality, size and disposition, ownership, quality and the equipment of the flat, quality and construction materials of house.
Implementation of the transfer pricing regulation of the Czech republic

This thesis was elaborated in the form of transfer pricing study and is focused on finding arm's length price for a particular Czech production company. According to the detailed description of companies under examination, analysis of their functional and risk profiles, comparable independent companies were found. The most appropriate method and indicator were chosen for calculation the transfer price. This thesis should help company under review to set up its transfer pricing system and it also should be taken into account by a tax authority in case of tax audit.

Teoretická část se zabývá vymezením některých důležitých pojmů z problematiky oceňování, včetně specifikace nejfrekventovanějších oceňovacích metod používaných při stanovení hodnoty nemovitostí. Druhá praktická část obsahuje administrativní ocenění rodinného domu vyhláškovou metodou a porovnává je s oceněním tržním. Třetí část práce se zabývá průzkumem trhu nemovitostí Prahy 6, vývojem cen na tomto trhu a zhodnocením výhledové marketingové situace.
