Single-family house in Kostníky

This bachelor’s thesis focuses into a detached near-zero-energy house in Kostníky. It includes documentation of architectural-structural design, including drawings, fire safety design, and building physics, along with documentation for building services safety. It is a two-storeys building for a family of four. The house is planned with two flat roofs and is based on a double layer of XPS panels. Reinforced concrete floor slabs and sand-lime masonry are used for load-bearing construction. Building envelope is insulated with polystyrene combined with mineral wool. The layout of the ground floor includes an entry hall with a walk-in closet, a bathroom, a study, a living area with a kitchen corner, a technical room, and a garage. The first floor is a private zone with children's rooms, a master bedroom, a bathroom, and a walk-in closet. Rainwater from the roof will be directed to a storage tank, where it will be reused with the assistance of a pump and a discharge device. Rainwater utilization is implemented for toilet flushing, while remaining water needs are supplemented from the public water supply. Wastewater is directed into the public sewage system. Ventilation in living areas is managed by an air handling unit and ceiling outlet. For heating, a ground-water heat pump is proposed to heat water for underfloor heating. Drinking water is heated by using a storage water heater. Electricity is supplied from the public grid and supplemented by photovoltaic panels. The energy performance certificate of the buildings was prepared by the Energetika software and the construction of the Detached house in Kostníky has been classified into class A (very efficient).

The subject of this thesis was to develop project documentation for building construction. It is a new four-storey house with restaurant, situated on the outskirts of the village Bridges at Jablunkova. The building is brick, has a two-level gable and shed roof, consisting of wood roof system. Slope of the parcel on which the house is located, allows the building of the plant into the ground. Because of this it is possible to enter it, either the main entrance to the first floor or building around and over the summer terrace come directly to the restaurant on the second floor. Above it are two more floors for hotel guests only, a total of 10 accommodation units with its own bathroom.
