Risk Management of Bank Credit System and Decision Making Process

The theoretical part of this thesis describes the development of Czech banking sector, especially with emphasis on post-revolutionary rebirth within the new conditions of market economy. The following part demonstrates the decision-making credit account process of a bank on a particular case study based on the methodics and procedures leading up to maximal elimination of credit risk. At the same time, the author presents a partially modified internal opinion on a decision of particular business transaction. It is accented that every decision of a bank must comply with the regulations of CNB. The conclusion of the thesis affirms the maximal efforts of domestic banks to minimalize risks within their decision-making credit account processes, which is mirrored in current stability in the development of Czech banking sector.
Optimization of the Bank Loan Application

The work is based both on theoretical basis and practical working processes of banks for assessing client's financial standing in Czech market environment. Basic preconditions for successful credit allocation to a business entity will be set along with evaluation of the importance of information from a credit requisition form's compulsory enclosure. A detailed analysis of the client's economy from a bank perspective will be succeeded by identification of critical risks and positives of an applicant's financial position.
Recalculations of Leasing Contract Payments

This Diploma Work focuses on re-calculation of payments of leasing contracts concluded by D.S.Leasing, a.s. The data gained as an output of a thorough analysis are processed in MS Excel, creating a new re-calculation tool able to bring practical solution to individual modification of payments of a leasing contract.
Financing Options for Housing in the Czech Republic

This diploma thesis „Financing options for housing in the Czech Republic“ is focused on the issues connected with financing one´s own housing. The goal of this work is mainly to introduce the issues and possibilities of financing housing of the citizens of the Czech Republic, analyze products that could be used while financing housing and compare the costs of financing housing, while using different bank products. In the theoretical part of the work, we obtain knowledge intentions and developments of housing policy in the Czech Republic; we clearly introduce with the products that are helpful while financing housing and their combinations. Insurance products are also mentioned in the thesis. Those products can protect citizens against unwanted influences during the period when they pay off their loans. We can also find here the recent development of loan products and bank market in the Czech Republic, its current offers and overview of its products, from which citizens can choose the most suitable one for their needs. Practical part of the thesis deals with the comparison and research in the least costly way of financing housing in three different time horizons with the help of one product or a combination of products.

The bachelor thesis describes the different forms of housing financing and analyzes the refinancing possibilities of a mortgage loan after the fixation of the interest rate on a model example. Attention is focused mainly on mortgage loans, building savings loans, including mezzanine loans and other possible combinations.
The analysis of the influence of the height of mortgage advance payment on an estate price

There are many ways to finance housing. This thesis deals with the financing of a property by means of mortgage. It focuses on the impact of the down payment on the mortgage in the total price of a new home for a young family. The introduction defines the basic concepts related to mortgage requirements and documents which are necessary for obtaining the loan. In the next section, mortgage is designed for a set of different initial down payments for a particular apartment, and these variants are then evaluated. The work also includes the appraisement of the model apartment and it compares the determined prices with the total price paid by the family, including the costs associated with the mortgage payments. The aim of this thesis is to determine how high the influence of the initial amount of the down payment is on the total price of the apartment.
Differences in Real Estate Financing Between Mortgage Bank and Building Savings Bank

This thesis is focused on the evaluation of suitable alternatives for funding of own housing for specific model examples of clients and purposes. In the theoretical part there are defined the concepts associated with mortgages and building savings. The theoretical part is focused on the current trend in the market of mortgage financing in the Czech Republic. It also contains a prediction of further developments in the field of loan financing. In the practical part the theory is used for analyzing the offers of financial institutions and there is also selected an appropriate way of financing.
Mortgage market in the Czech Republic

The aim of the bachelor thesis was to evaluate the development of the Czech mortgage market and also to compare the offer of lenders in the Czech Republic. It focuses specifically on the formation and development of mortgage banking with description of current situation of mortgage market and also the characteristics of the market using indicators such as the interest rate. It further describes the Czech legislation on the mortgage market. Part of the thesis is also a description of the analysis of mortgage loan using basic indicators such as interest rate, fixation duration, fees and repayment and possibilities of a loan. The final part is focused on comparing mortgage loan offers, using the simple sum of rankings method, from banks to specific model examples. The result of the evaluation of the offers analysis is the recommendation of the best offer to each potential applicant.

This shows the level and extent of the presentation, the complexity of the given tasks and problems and the way in which they are integrated into the textbooks or the syllabus, more precisely. At first the basic general characteristics of the textbooks are presented followed by a detailed description of partial topics of study which are then analysed thoroughly and mutually compared. The conclusions of the PhD thesis reflect the current situation of financial mathematics instruction and offer ways leading to the improvement in the level of financial literacy of our citizens.
