Adaptabilita sídelní struktury suburbánního prostředí

The free landscape of the suburban area still creates space for the formation of new settlement structures. Some new constructions in the perimeter of large cities arise in relation to existing settlements in response to demand in a settlement or region, but many are almost independent of local conditions and needs. While a new monofunctional housing development is being developed at the margins of the original municipalities, industrial and logistic areas are being formed in the open countryside, which significantly influence the landscape and the image of settlements. In particular, these are areas and objects of over-local use, the emergence of which is determined by need in a global context and which are linked to the existence of over-local transport infrastructure. In the perimeter of the city of Brno, the links between new structures and existing settlements, the extent of the benefits of new interventions or the weakening of existing settlement structures by these interventions and the adaptability of original and new settlement structures in relation to these phenomena are examined.
Comprehensive urbanistic analysis of Obchodná Street in Bratislava with a theoretical vision of the development potential

This thesis aims to create a complex urban analysis of the Obchodna street in the Bratislava city centre. It aims to identify the key problems and provide a conceptual solution for them as well. It focuses on general background analysis and planning documentation, as well as an analysis of the public space. A combination of distant and field research was used to gather the necessary data. All gathered data was subsequently processed and evaluated. Key problems and their solutions were defined on the basis of SWOT analysis. These solutions consist mostly of minor and easy changes, which can help to improve the public space in Obchodna and fulfil its potential.
CHALLENGE NAMED COUNTRYSIDE

The diploma thesis deals with the topic of contemporary countryside. The result of the thesis - illustrative Manual originated from searching for the basic principles in the area of land-use planning. It focuses especially on urban issues and tries to answer some of them in a comprehensible form. Manual consists mostly of schematics, sketches, visualizations, etc. The issue of new construction and the so-called satellites become one of the key issues. The Manual offers an alternative for this land-grabbing style and it motivates to create a better environment. The basic principles are applied to a specific municipality. Consultation with nine village mayors could be considered as the added value of the work. Mayors shared their experience in building and planning and gave feedback on some chapters. Interesting mayor's remarks are are incorporated in the Manual. The appendix to the manual – Good Practice Examples brings inspiration for creation of regional architecture. The intention is to offer this Manual to all of those who are involved in the management of smaller municipalities.
Assessment of the Impact of Planning on Land Prices

The aim of this thesis is to assess and interpret the impact of spatial planning on the prices of selected plots in Napajedla and Otrokovice. In order to achieve this goal, the appropriate sites were selected and simulated to be located both in non-construction areas and in built-up areas according to different levels of spatial planning. The plots were considered as agricultural land for construction and construction. The valuation was made using the price determined by means of a valuation decree and also the price usual by direct comparison. Prices of compared land were obtained from realized purchase contracts from the real estate cadastre and from offers from real estate servers. In conclusion, the results in both cities will be compared and the factors influencing the results will be evaluated.
Interactions of developers and mayors of suburban municipalities in hinterland of Prague

This master's thesis is devoted to the character of the interaction and negotiation about residential development between the municipality representatives and development companies, the key players in the suburban development. As the geographical area for the research were chosen selected municipalities in north-east hinterland of Prague. The theoretical part summarizes the institutional approach, residential suburbanization, spatial planning and the residential development. The practical part consists of the research itself. It was done as the qualitative analysis of the semi-structured interviews with the municipality representatives and development companies. The interviews are then evaluated on the basis of the theoretical thematic analysis. The interaction between developers and mayors is quite complicated because it represents the conflict of private and public interests. This leads to further negotiations. The character of the interaction and also the negotiations are more or less formed by various circumstances. In this thesis have been distinguished four types of interactions. These types differs in the conditions and requirements determination by the mayors and its fulfillment by the development companies. Construction entitlement and construction permit

This diploma thesis is focused on legal aspects of a private and public construction law from builder's perspective with a special emphasis on several current issues of Czech legislation and jurisprudence. As its name suggests this thesis is divided into two parts which corresponds to construction entitlement and construction permit. The first part of the thesis is comparison of terms land and building within different legal regulations. These two terms are highly important because they represent a normative basis for the issue. Subsequently, the most frequent private- law titles, entitling the construction of a building, together with the institutions of usucaption and the problem of unauthorized construction, which are very closely related to these titles, are analyzed. The core of this thesis is the second part, dealing with spatial planning, planning proceeding and construction permitting. These partial problems are analyzed in a timeline as they naturally follow from one viewpoint of the builder. While less emphasis is placed on spatial planning and construction permits, a deeper analysis is devoted to the planning proceeding. The analysis of specifics of spatial planning in Germany and in the Czech Republic: The comparison between cities Regensburg and Hradec Králové

The diploma thesis focuses on systems of territorial and spatial planning in the Czech Republic and Germany. The aim of the thesis is to identify the similarities and differences in the systems and to show them on particular spatial plans of two cities of these countries. The theoretical part of the thesis is focused on defining of basic terms such as territorial and spatial planning and sustainable development. It outlines the concept of territorial planning in the European Union. The practical part deals with territorial and spatial planning in the Czech Republic at the example of the city Hradec Králové and in Germany at the example of the city Regensburg. Within the practical part of the thesis the comparison of systems of territorial and spatial planning of both countries and the comparison of particular spatial plans of two cities is carried. The theoretical and practical parts are logically related. The thesis brings the information about functions of spatial planning in Bavaria to the Czech environment. It reveals the key differences in these systems, in both general and specific level. The thesis may show surprisingly high number of similar signs in the systems of both countries.
Legislation, support and possibilities of development of photovoltaic power plants in the Czech Republic and Slovakia

The thesis compares the geographical, economic and legislative conditions of establishing a photovoltaic power plant in the Czech Republic and Slovakia. Describes history and predicts future development of renewable energy sources, especially photovoltaic power plants. On a practical example, a photovoltaic power plant built in Eastern Slovakia analyzes the economy of this plant and also describes its impact on landscape and locality development.
The Decentralisation of the Urban Planning Process Demonstrated on Example of the Agglomeration of Brno

This thesis focuses on the determination of main changes in the urban planning process to allow for a better and more effective urban design. It applies the work of the Austrian School of Economics on urban planning and regulations. It critically reviews current system of urban planning, it's hierarchy, decision-making process, the role of public, and the role of private ownership and investment. It aims to offer a solution for an improvement in various fields of urban development. Results of this work are applied on an example of the agglomeration of Brno.
Urban study of development area Vítkovice - Moravská Ostrava

'The inspiration behind this project is the new urbanist idea which combines residential development with green spaces for leisure and sport as well as mixed use commercial areas and storage. The layout of the area is a grid formed by 100m squared plots with residential houses with personal yards. These plots are grouped as complexes and between each complex is a communal green space. On the outside of the inner grid, there are mixed use apartment buildings and a high commercial floor. The square is dominated by a smaller multi-purpose building with a fluid outside space in which community events can be organized. Diagonally connected to the square is a park with a playground and an area with patio seating in addition to three villa houses. The park leads to the river embankment, into which tiered seating will be created. Around the hotel, there is another park with a multi-generational playground. In the northern part is located hotel renovated from the original industrial buildings with added ground floor restaurant area. Around hotel there is a park with green space and multi-generational playground. The terrace houses are located in the northeastern part of the complex and feature an attractive riverside view. Row houses line the the main road and are buffered from street noise by a line of trees. Typology and placement of other, separate houses is inspired by colonies of worker-houses eg. Baťa houses in Zlín. In between each ground these is no fence and are only separated a slight depression in the green.
