Changes in the use of second homes

The presented thesis deals with the phenomenon of second homes, specifically the change in the use of recreational properties due to socio-economic changes. Second homes began to develop in the Czech Republic in the early 20th century, and experienced significant growth since the 1960s. The thesis discusses the transformation of second homes into permanent residences at the turn of the second and third decades of the 21st century. The researched area, Hradec near Kadaň, is located in the Ústí nad Labem Region of the Czech Republic. The main objective of the thesis is to characterize the changes in behavior of second home owners and the utilization of these second home locations in relation to social and economic changes. To achieve this objective, several research methods were employed. The practical part is supplemented by a theoretical section, which includes a review of not only Czech but also international literature and professional articles addressing the issue of second homes and the impact of social and economic changes in society. For the purposes of the essential practical research part, observation was conducted, followed by a questionnaire survey, focus groups, the snowball method, and comparative photography was used. Spanish Real Estate Market Analysis

At the beginning of 2000-ies the real estate market of residential property in Spain considered to be one the most popular and fast-growing real estate market in Europe, which attracted a great number of investment into the country and thus contributed greatly to the development of the national economy of Spain. However, because of the economic crisis in the country, residential real estate market collapsed significantly. At the present time, the Spanish real estate market of residential property market is recovering from the recession to the pre-crisis level as the prices for residential real estate property has started increasing due to the high demand for it. All this factors positively affect the national economy of Spain. In order to obtain the major aim of the thesis, it is crucial to conduct a retrospective overview of the residential real estate market of Spain before the crisis and provide a bene-ficial real estate market analysis of the current situation on the market of residential proper-ty.

Thesis process of basic terms related to the real estate market and real estate sales. The study also addressed overview of our segments in the real estate market in Lipensko, their characteristics, construction, engineering, urban planning, and economic factors. It´s about the village of Horní Planá, Černá v Pošumaví, Frymburk and Lipno nad Vltavou. In Lipno nad Vltavou are always chosen for each segment three representatives who are investigated and subsequently compared. The work also points to the trends in the real estate market in this area.
