The thesis focuses on determination of cash flow and evaluation of economic efficiency of the development project of the residential construction in Brno. The theoretical part deals with basic evaluation of economic efficiency of investment project including the most used indicators and gives insight into the developing activity including risks that companies must count with in such projects. The practical part deals with the particular project where cash flows are determined and its economic efficiency is evaluated.

This diploma thesis deals with analysis of multifunctional building efficiency investment. The theoretical part describes investments and investment space, building life cycle, financing options and evaluation methods of efficiency investment. The practical part is focused on specific contract efficiency realized in Prague. Cash flow is created and payback time is counted for the individual scenarios. Net present value and internal rate of return serve as alternative indicators of efficiency investment.

The diploma thesis is focused on evaluation of efficiency and risks of the investment realized by the private investor. These are the basic elements of the thesis: to define the issue of construction investments, evaluation of efficiency of construction investments and analysis and efficiency evaluation of risk of a construction investment. The outcome of the thesis is using these principles above for conducting a case study based on a real data.
Current Possibilities of Development Activities for Non-residential Premises

The thesis deals with the determination of evaluating the economic efficiency of a development project for the construction of apartment complex. The theoretical part explains the concepts of investment, project development, economic efficiency and putting their indicators. The thesis also describes the business plan development activities and cash flows. The thesis also addressed the risks of investment projects, as well as an analysis of the current situation in the current area of investment. In the practical part of the description is made of the entire completed project, determining the cash flows of the project and its subsequent evaluation and assessment of economic efficiency.
Suggestions for improvement in long-termed material property economy

This work solves the problems with taking care of capital goods in the firm DT-Výhybkárna a strojírna, a.s. The work is elaborated from the analysis of present situation in the firm, the heed is oriented to the most important areas, especially the organisation and maintenance activity and taking care of assets. The result of the performed analysis is identification of bad spots. Proposal is submitted in the second part of the work in order to solve the problems found by performing the work. At the end economical evaluation of the proposal and statement of assumptions of the extended work result to firm use is performed.
Investment in Transmission Mechanism of Inflation Targeting

The dissertation thesis is devoted to the topic of investment with emphasis on their position within the transmission mechanism of inflation targeting. It discusses starting-points of inflation targeting regime, individual transmission channels of monetary policy including their connections, and routes through which the central bank may influence the investment. There are analyzed selected investment theories and other theoretical models that are associated with the investment. Factors, whose changes may induce changes in investment, are derived using the intersection of these two analyzed aspects. They are variables, which flow from a theoretical analysis of transmission channels, as well as variables, that are not directly accented within these channels, but they can be affected by the central bank. Even factors, that are not within the competence of the central bank, are included among the variables. Using available data, sources of investment variability are verified on data for the Czech Republic. Basic empirical analysis of time series and correlation analysis are performed and the vector error correction model is compiled.
Evaluation of Investment into Brownfield Redevelopment in Prague

This Master's Thesis deals with the evaluation of investment into residential redevelopment of a former Libeň's harbour in Prague. The Thesis' aim is to decide whether the planned project creates enough profit and to find what is the maximum price the developer should be willing to pay for the land. The theoretical part focuses on key words definition, specification of investment decisions and describes evaluation methods including the definition of input parameters. The practical part includes strategic analysis evaluating macroeconomic situation of Czech republic, Prague's real estate market and describing the forces, which determine the competitive environment of the project. The investment evaluation is based on the data ascertained in strategic analysis using the methods described in the theoretical part. The risk analysis is finally applied on the evaluation methods' results.
Investing in sports talent

The aim of this thesis is to evaluate investments in the sports talent of the young tennis players and assess the risks of the investment. The theoretical part focuses on the key concepts related to the work and the methods which are applied in the thesis. The practical part contains an evaluation of the effectiveness of investments and significance of risk factors that affect investment. This thesis uses traditional dynamic methods for evaluating investments and Monte Carlo simulation method to evaluate the significance of risk factors for investment. Part of the collection of information for the purpose of this thesis is structured conversation and expert estimation. Result of the investigation of this thesis demonstrates the suitability of an investment decision to support sporting excellence. Based on the evaluation results of the investigation of the thesis are recommended measures to eliminate risk and diversify their consequences.

The main goal of this work is to simplify the plethora of information on the topic of investment and formulate them into a form, that is understandable for the normal investor. Thus, the investor gets the theoretical framework to find appropriate product, or a way to to invest in capital markets. Partial aim is to highlight the pitfalls associated with investing, define essential factors necessary for the proper choice of each investment and give specifics of individual investment instruments. Last but not least, simulations of selected investment instruments, assessing their development along with identification key factors having influence on the result of investment.

The first part is theoretical, oriented to general information about real estate market and useful economical knowledge for investing into real estate. Practical part is focused to Hradec Králové region. The best localities are find out with financial and general (e.g. geographical, demografical and infrastructure aspects) research of the region. In these recommended areas are made model analysis and potentional evaluations for the purpose of small investor in this region.
