Fuzzy Model of Investor´s Decision into Photovoltaic Technologies During Pre-Design Phase

Dissertation deals with fuzzy knowledge base supporting investor’s investment decision into the photovoltaic technologies during pre-design phase, when the engineering solution is not known yet. Probably, majority of investors have particular image about the cost and risk coming from investment into the photovoltaic technologies. However, this image is limited to the restricted knowledge areas of each investor. During the period, when the investor is planning investment into the costly photovoltaic technologies at complex, vague and heavily qualified information about the conditions and risks of investment in the specific region, where the environment is constantly inconsistent and multidimensional, it is possible to solve this complex situation with fuzzy logic. This dissertation is focusing on creation of fuzzy knowledge base with selected installed projects in Europe since 2008 and its use with expert system. Furthermore, is covering the definition and description of the variables, which are included in the investor decision making process. The complete designed architecture of the fuzzy knowledge base is tuned and five projects with different size are tested. The fuzzy knowledge base consists of overall 24 variables and 187 statements. The fuzzy knowledge base is tested with 5 projects.
The return on investment associated with construction of a residential building in cities of Luhačovice and Brno

The aim of this thesis is to evaluate the investment of apartment house and decide whether to sell or rent its housing units. The investment will be assessed in two different locales, Luhačovice and Brno-Žabovřesky. The issue is solved by comparison of market value, determined by three basic approaches of market valuation, the market value based on income approach and investment costs. The market value of housing units is the result of a weighted avarage method cost, comparative and income approach. The market value based on income approach is determined from net operating income, capitalization rate and the trend growth / decrease. Investment costs are based on the detailed budget. The results are analyzed in selected methods of financial planning such as net present value, internal rate of return and payback period. Part of the calculation of the financial planning are cash flows that are adjusted by projected annual growth trend.
The Risk Evaluation of the Proposal for Development of the Company Operating on the Fuel Market

This thesis deals with the evaluation of risks of business development proposals ZEVOS a.s. acting on the fuel market. The thesis is divided into three main parts, the first part describes the theoretical knowledge. In this section are shown and described methods of dealing with the internal and external surroundings of the company. In the second part, which deals with the analytical part, the methods used to assess the current situation in the market where the company operates. The third part provides a proposal for the development of business solutions and financial investment return.
Impact Analysis of reconstruction of a rental house in České Budějovice on the rent rate

This thesis analyzes the impact of the reconstruction of a rental house on the rent rate. Specifically, it deals with insulation, replacing windows, doors and fitting new balconies. The theoretical part deals with the theme of energy performance of buildings, economic evaluation and valuation themes. In the practical part of thesis is completely evaluated energy consumption of the building and is determined its energy performance before and after insulation. It is determined the cost of construction works carried out an itemized budget and evaluated flat units by direct comparison before and after the reconstruction. The purpose of my work is finding of the influence of reconstruction on the price of the rent in terms of energy savings and profitability and return on the investment.
The return on investment associated with construction of a residential building in the cities of Hradec Králové and Brno

This diploma thesis aims at the return on investment associated with construction of a residential building in the cities of Hradec Králové and Brno. As a first step, we calculate the investment amount needed to construct the building and set the rent for each apartment. Next, we determine whether discounted net rent from all residential units will cover construction costs. Investment payback period will be then assessed. We also calculate market value for each unit and a summarized value for selling all the units. Finally, we determine which of the following scenarios leads to higher profits – selling the residential building unit by unit versus renting the units. This evaluation will also take into account the results difference based on chosen city.
Feasibility Study of Garages Construction in Břeclav

The Master’s thesis deals with the evaluation of an investment project for the construction of terraced garages in Breclav. The aim is to prepare a feasibility study and to appraise the feasibility of the said building project. The structure of the study is tailored to the meaning and objectives of this dissertation, which is focused on marketing research and estimation of demand. Part of the feasibility study are also chapters that describe the essence of the project and its different phases, project management, the impact of construction on the environment, financial plan, evaluation of economic efficiency, schedule and risk analysis. The result of the study is to evaluate the feasibility of the investment project under specified conditions.
Comparative Analysis of New Developments Around the City of Brno

This master’s thesis deals with analysis of documents for the realization of the new buildings the wider area of Brno. It is divided into the theoretical part and the empirical part. The theoretical part describes defines and characterize different stages of implementation of building plots in the framework of utility lines and roads on agricultural land (greenfields), designated for residential housing. In the empirical part goals and methodology of the research project are mentioned and it is divided into two parts. The first part is devoted to case studies comparing and analyzing the costs and revenues of the developer selected localities of satellite towns. The second part is focused on the actual development of land prices. It points to items affecting profit or loss of the developer. In the last chapter the author of this thesis describes creating a preliminary calculation, which the developer can determine whether a satellite town of the selected project will be successful or not. In conclusion, the thesis points out important factors affecting the project success of the satellite town.
Assessment of investment project on construction of a production hall

The diploma thesis analyzes the current situation of a flowmeters production company. Embraces the investment plan for a purchase of the construction hall including also calibration equipment. The second purpose is the expected opportunity to realize production in own facility. As the assignment of thesis we should target to formulate recommendations whether to realize the intended investment.
Proposal of a Business Strategy for a Real Estate Agency

This thesis, entitled "Proposal for a real estate agency business strategy", deals with the theory and practice of strategic management. The theoretical part deals with the establishment of an SME, a successful business plan assumptions and modern management methods. This part describes the process of implementing a strategic analysis of business which introduces the optimal strategy. The practical part is analyzing specific newly formed company, which is a comprehensive strategic analysis conducted both his surroundings, and the government's socio-economic environment, including Porter's competitive forces model, both strategic analysis is also subject to internal company environment. Based on the lessons learned is a SWOT analysis provided. The main contribution of my work is a comprehensive proposal of the optimal strategy for the company in the future. The conclusion evaluates the effect of foundation of the business.
A Critical Analyse of Investing in Apartments from the Perspective of Individuals in the Czech Republic

The thesis deals with analysis of the residential market with a focus on housing, the current situation and in particular the issue of return on investment to purchase an apartment with his subsequent hiring. On the basis of statistical methods and economic indicators using the findings from a critical analysis of current developments will be made and estimates of rate of return of investment risk in buying and renting apartments. Economic indicators for assessing the profitability of investment are the net present value at the selected discount rate and internal rate of return.
