Rental Housing

The aim of the bachelor thesis is description of renting apartment, demarcation of basic concepts regarding this issue. Work has mainly specialized in the analysis and description of the rental housing and its accessibility for the population and the concept of social housing , applied in the Czech Republic. The aim of the work is an analysis of rental housing in the city Czech Cieszyn. In my work I have tried to summarize how you can increase the availability of housing and amenities. I tried to assess the situation on the housing market , especially rental housing and the concept of social housing in the Czech Republic. To analyze the state of housing fund in the Czech Cieszyn , I used the materials published by the municipality , housing cooperatives , churches and real estate companies . For an analysis of pricing conditions of the lease , I used data provided real estate brokers and data obtained from the survey.
An Alternative Way of Financing Development Project

This thesis disserts on possible ways of financing development projects. The main objectives of work are mapping of these ways and showing the possibilities for financing a development project from the perspective of the developer and the buyer. The outcome of this work is the modeling of financial resources of the project by the developer and the buyer and comparison of financing methods.
Transfers of apartment ownership from cooperatives to their members

This thesis deals with housing in terms of housing cooperatives. The introduction explains the general characteristics of housing stock with its long history. The next part of the thesis elaborately deals with the basics of the legal regulation of the cooperatives according to the Commercial Code. There are legal and property characteristics of a cooperative in Commercial code, effective from 1. 1. 1992. There are rules emendating the establishment of a cooperative, the abolition and the termination of a cooperative, questions connected to membership in a cooperative and to rights of a member of a housing cooperative, in the Commercial Code. However, since the legal adaptation of housing cooperatives in Commercial code is very general, the position of the members of these cooperatives, including theirs rights and obligations, is regulated by their statutes. The members control the substantial matters of cooperative by collectively elected authority (usually board of directors) or at the general members meeting. The Transfers of Cooperative Apartments from Housing Cooperatives to Their Members

V ANGLICKÉM JAZYCE The thesis deals with the issue of transfer of cooperative apartments to the ownership of the members of housing cooperatives. After the initial definition of the object and subjects of transfer, the author in order to find the reasons why the members of housing cooperatives consider to transfer cooperative apartment to their property compares the legal regimes of cooperative apartment lease and condominium. The largest part of the thesis is devoted to the issue of transfers of cooperative apartments to the ownership of the members of housing cooperatives whose accomplishment is entailed by law, without allowing housing cooperatives to request for transferring apartment into ownership consideration in the form of property purchase price. The author examines the reasons which let the legislators to take the measures seriously affecting the property right of housing cooperatives, he evaluates it in terms of its adequacy and ability to achieve the persued aim. In this context, he analyzes the development in the years 1948-1991, both in terms of interference with rights of the members of housing cooperatives and cooperative housing tenants.
