Municipal housing policy

The topic of the thesis is municipal housing policy. It is divided into three parts – two theoretical, one practical. The first theoretical part explains general characteristics of the housing policy, describes the role of the state and the goals in general. The second theoretical part presents the State Housing Concept from 2005, its goals, their fulfilment, current situation of the housing stock, as well as available sources of support. The practical part focuses on the housing policy of towns and cities, i.e. municipal housing policy. It shows various ways to manage municipal houses – via housekeeping companies and relevant municipal departments. An example of two existing towns shows the differences in the ways of management, budgets and division of powers.

This thesis is a summary describing the current housing situation in the city of Zlin. It deals with the comparison of above normal rents in different areas of the city and consider amendments to leases in terms of location, amenities and size of the apartment. Collected data are divided into apartments for the 1 +1, 1 + kk, 2 +1, 2 + kk, 3 +1, 3 + kk. Mapping the market and its prices in the lease is done both textually and graphically.

Gathered data are separated for apartments size of 1+1, 1+kk, 2+1, 2+kk, 3+1, 3+kk and bigger. Maping of market and its prices of rents is made by texts and graphics.

The bachelor thesis deals with the financing of housing in the Czech Republic. The aim is to describe the various sources and forms of financing. The first section describes the housing fund, its status, structure, and is compared with housing funds in selected countries of the European Union. The second part focuses on specific sources, tools and their functioning. Especially on a mortgage loan, project finance, housing cooperatives and state aid housing. The third part is the use of specific financial sources on a model example of construction of a residential building.

First part is theoretical, dedicated to functioning of self-government, description of this city district and financing state from budget of community. The second part is analytical and evaluates economy of last three years; period from 2012 to 2014. The subject of this thesis is the financial assessment of ownership and rental housing in the country. The theoretical part focuses on the standard living, cash flow planning for household, Czech housing fund and the most attention is paid to the possibilities of financing of own housing. These are mainly mortgage and building savings. In the practical part are applied previous knowledge to the specific case of renting an apartment and buying a flat. Different financing alternatives own housing are also made. Financial efficiency of rent an apartment and own apartment is compared in the long term.

The diploma thesis describes and maps the overall rental market in city Uherské Hradiště and is made up of text and graphs. First gives a general view of rental housing and then compares the amount of the rentals of apartments in various parts of the city and consider amendments to the lease. Collected data are divided into apartments for the 1 + 1 and 1 + kk (kitchen corner), 2 + 1 and 2 + kk, 3 + 1 and 3 + kk, 4 +1 and 4 + kk and larger. For each group creates a map of rents.

The bachelor thesis deals with and explains the basic concepts concerning the financing of living. The aim of this work is to introduce specific kinds, sources and procedures of financing of living and their applicability within a particular project. The first part describes residential resources in the Czech Republic based on the outcome of the Censuses of Population and Housing 2011. The second part is focused on the description and functioning of a mortgage and building saving. The third practical part deals with the application of existing financing products within a particular example.

In the second part are the tools, forms and institutions of the housing policy. In the third part are tendentions in development of the housing policy. Fourth part is housing policy in Horní Čermná. In the fifth part is comparison of housing polici in Horní Čermná and in Czech republic in general.
Analysis of the Requirements for Housing

This diploma thesis analyses contemporary housing requirements from the point of view of apartment users, evaluates the significance of selected housing requirements and their dependence on selected variables. The theoretical part defines the concept of living standards, selected factors influencing the price of real estate and presents basic information from the field of housing policy and housing stock. In the practical part are evaluated the data obtained from the survey, the hypotheses investigating the dependence of selected factors and there is also evaluation of the importance of selected housing requirements.
