Shared accommodation: Current state and possibilities of its development on the Island of Madeira

The aim of the thesis is to analyse the current state and identify the potential for the development of shared accommodation in Madeira Island. Next goal is to identify barriers of its development based on the results of research about this type of accommodation and reduce them. The thesis is based on quantitative research, the supply and demand are being analyzed. The thesis also includes interviews, which have been used to suggests some ways how to improve the enjoyment of using AirBnB both for visitors and providers.
Determinants of the average daily rate of Peer-to-peer accommodation in the Czech Republic

This thesis investigates which characteristics of peer-to-peer accommodation affect its average daily rate. The study utilizes a unique dataset created with data on all accommodation offers in the Czech Republic, made directly from data downloaded from airbnb.com, which is the largest platform presenting short-term rentals outside hotels. The information about amenities and reviews of individual properties offering accommodation are firstly categorized. The effects of each such category together with information about size and location on the average daily rate are then investigated using the ordinary least squares method. The following parameters are found to have have the most significant effect on the average daily rate: location in Prague, the maximum number of occupants, hotel-type equipment, and luxury amenities.
Airbnb analysis

This thesis investigates the e ect of the COVID-19 pandemic on the Airbnb market in the Czech Republic. 10501 Prague listings were analysed using the method of cross-sectional logistic regression, and the key factors di erentiating the listings that remained active despite the pandemic were determined. The author indicates sixteen explanatory variables covering general information, location, space attributes and the professionality level and provides empirical evidence that the most negative influence factors were outside centre location and the accommodation types of shared and private rooms. The thesis informs on the post-pandemic situation of Airbnb market in Prague and provides a better understanding of the impact of COVID-19 on the platform. New Forms of Tourism and their Impact on Cities

This thesis charts the increasing volume and changing nature of tourism in Europe. It was allowed by the liberalization of air travel market (the emergence of Low-Cost Carriers), and by the emergence of sharing economy (Airbnb). Followed by these changes a new segment of tourists, who were described as independent travelers, emerged. The thesis focuses on the interaction of those three factors and their effect on urban space - thus on its socio- geographic, socio-economic and socio-cultural fabric. Because of Low-Cost Carriers, tourists and travelers are concentrated in several European cities - those which were able to accommodate its environment for these airlines. In the cities, tourism spread from the concentric zones of the city center to the zones of the inner city, where a new tourist industry was adjusted for independent travelers. This touristification deepens the process of gentrification and spatial inequalities. Because of Airbnb, the limited hotel supply in the city center was surpassed, and the accommodation sector was integrated into residential fabric of the inner city. 1 Abstract Thesis title: Legal (non)regulation of the company Airbnb This rigorosum thesis concentrates on the legal (non)regulation of the company Airbnb in the prism of the civil law. The thesis can be divided into four main parts: The first part is an analysis of the essential elements of a sharing economy (characteristics, definition, key concepts and history). The specification of the subjects of the sharing economy is presented in the second part of the thesis as: Airbnb as an intermediary, host as a service provider and guest as a service user. The conclusion indicates that the current legislation regulating Airbnb is not suitably applicable in practice and contains much ambiguity. The third chapter titled « Legal regulation » describes the fact that technical innovations entirely overtake and reshape the legal regulation today. The first part briefly mentions the legal regulation in theory and than recapitulates different approaches to the regulation in the world demonstrated, with the approach of the EU institutions to the sharing economy. The Effect of Airbnb on Prague Housing Market

The Effect of Airbnb on Prague Housing Market Daniel Ondruška This thesis studies multiple topics but its main purpose is research of the effect of home-sharing platform Airbnb on house prices and rents in Prague. Sharing economy in general is still a new sector and it is very hard to uncover and correctly analyze it and therefore there are not yet that many studies on this topic. Using very contained and detailed datasets of Airbnb listings, house transactions and renting, we prove that there is a relationship between Airbnb activity and house prices. The results suggest that the increase of Airbnb listings by 1\% leads to a 0.01\% in house price. We also look at COVID-19 and its impact on house prices and rents. This part will be very theoretical since the pandemic is still an actual topic and its real effect might not be fully visible yet.
The Airbnb phenomenon and the regulation of short-term shared accommodation in the Czech Republic

This thesis deals with an issue of short-term shared accommodation with a focus on the phenomenon of Airbnb and its regulations in Prague. The main goal of this paper is to chart the development of short-term shared accommodation in Prague, including the issue of regulations. A partial aim is to examine actors involved in this issue and their attitudes to Airbnb regulations. Another goal is to find out, how other selected European cities that already have an experience with regulations, deal with the issue of Airbnb. Last but not least, I am marginally concerned with how the covid-19 pandemic affected Airbnb and its core business. The analytical part of this paper is performed on the basis of secondary data, which are based on four types of documents: official, archival, virtual documents and mass media outputs. It was found that Prague has a comparable offer on Airbnb (with regard to the number of listings on Airbnb per population) with European cities such as Amsterdam and Barcelona. However, Prague lags far behind in putting regulations into practice. The statements and attitudes of the vast majority of the examined actors show a consensus in the need to introduce a certain degree of regulation. Spatial analysis of Airbnb apartment locations in Prague

This paper investigates the determinants of the spatial distribution of Airbnb listings in Prague, the capital city of the Czech Republic, and compares it with the distribution of traditional accommodation units such as hotels. The analysis is based on two datasets, one containing all 14 864 Airbnb listings in Prague in November 2019 and the other including a snapshot of 864 hotels from March 2020. Local indicators of spatial association and traditional OLS regression were used to study the determinants and differences between the distributions. The results show a simpler and more centered distribution in the case of Airbnb units. The study also provides a model describing Airbnb density in each municipal district with high predicting power. Insights from this thesis could help understand the principles behind Airbnb dispersion and so create a basis for future regulations of this relatively new market segment.

The relationship between lessee and lessor compared to Airbnb service Abstract The aim of this diploma thesis is to analyze the legal aspects of lease pursuant to the general and special provisions of the Civil Code as well as to point out the different and currently ambiguous legislation of the Airbnb online service. As the lease provisions are strongly protectionist in relation to the lessee, who stands as a weaker party to the lessor, I also elaborate on the fundamental rights and obligations of each of the parties. Not only the Civil Code together with other national provisions, which now regulate in detail most institutes related to lease, represent a basic source of the diploma thesis, but also an unforgettable foreign legislation, which is especially with regard to the Airbnb service a very interesting source of inspiration for the future development not only in the Czech Republic. The content itself is divided into five parts. The first of them defines the lease according to the general provisions of the Civil Code together with its essential characteristics, which thus enables an easier understanding of the special regulation of the residential lease.
