This diplome thesisdeals with determining of investment project economic efficiency. Evaluated investment project is redevelopment of urban house into boarding house with restaurant and café. The project is analyzed both in terms of pre-investment phase and 6 years after completion or reconstruction.  There is comparison of both analysis at the end of dissertation including optimal solution suggestion of current situation.
Analysis of Financing of Development Strategies of Selected Municipalities

The bachelor thesis is oriented at financing development starategies of district Brno- Černovice. Public administration structure, territorial state administration, territorial self- government are defined in the theoretical part. Municipal budget and its content, municipal budget assembly process are clarified too. Theoretical part also contains grants, bank loans and invesment financing. The practical part characterizes selected publical commission Reconstruction of the sports complex and analyzes the funding possibilities. Based on this analysis are designed alternative solutions of financing, the inflence of selected publical commission on regional development is reviewed after the analysis.

Evaluation of the investment plan

The aim of the thesis is to focus on investment opportunities in the real estate sector. The theoretical part addresses and specifies basic concepts related to the real estate market, the development of real estate prices, and the investment process itself. The practical part analyzes the efficiency of investments in apartments in specific locations before and after reconstruction. The research is supplemented by a questionnaire exploring preferences for renting an apartment and selecting a suitable location. Another section of the thesis examines the decision-making process between buying an unreconstructed apartment and choosing an already renovated one. The final part focuses on the analysis of income and expenses, financing options, and the identification of the most advantageous variant of an investment property for potential investment opportunities.
Preparation and financing of construction contracts during its life cycle, from the viewpoint of a contractor

The thesis engages in an assessment of financing the building contract from the view of a contractor. In the introduction of a theoretical part there is concisely characterized the meaning and current state of the construction market in the Czech Republic. Then there is a basic description of the characteristics of the building and construction market, followed by a description of the life cycle of construction contracts. Main attention on the theoretical part is paid to the possible ways of financing the building contract from the view of the constructor. The practical part of the thesis is divided into two examples. In the first example, an analysis of financing the building contract from the view of the constructor or construction company can be seen. Following the method of financing the business activity of the construction company is a financial analysis of its capital structure with subsequent evaluation of the results. The second example contains processing of progress financing of the building contract using a form of forfaiting, i.e. redemption of medium-term debt.
Stable feasibility of a multifunctional building in Humpolec

The aim of the thesis is to prepare a feasibility study of a multifunctional house in Humpolec and to evaluate the profitability of the project in the first 30 years of its operation. The evaluation of the project includes an initial financial analysis and two other possible situations. The theoretical part defines the basic information about the division of construction contract, the process of preparation and implementation of the project, types of financing investment projects, economic indicators and analyzes. In the practical part are given basic information multifunctional object. This is the site of construction, the character of the proposed building, including its planned use, financing and the three types of scenarios already mentioned. This is the baseline scenario, the optimistic scenario and the pessimistic scenario. At the end of the thesis there will be evaluated all investigated situations.
Golden Rules of Financing - their Observance in Construction Companies

The diploma thesis deals with the preparation of a financial analysis of seven construction companies based in the Zlín Region. The financial accounting statements for the five accounting periods from 2016 to 2020 are used as sources of information, which have been converted into electronic form and subsequently the values needed to apply the golden financing rules have been removed from them. Data for the same period from 2016 to 2020 were further processed, which is published by the Ministry of Industry and Trade of the Czech Republic in its appendix to the publication Financial Analysis of the Corporate Sphere. From these data, individual golden financing rules were determined, which were compared with the analyzed companies. Finally, the results of the analyzes are summarized and commented.
Financing possibilities of real estate

This bachelor thesis discusses the possibilities of property financing and basic investment opportunities. The aim of this thesis is informing of basic products, which can be used for purchasing of the property and subsequently introduction of means by which is possible to reduce financial costs associated with liability borrowing. The first part is theoretical. It describes options of property financing by natural and legal person then. Followed by description of mortgage loan, savings plan for housing loan and basic investment options. In second - practical part are these fact-findings applied to specific example of buying an apartment. Optimal solution of financing is select, thanks to liability with financial means assistance.
