The bachelor's thesis is focused on the problem of optimizing the financing of housing. It analyzes the current real estate market and the development of the mortgage market. It also discusses aspects of the reviewing the effectiveness of the financial product. The practical section evaluates the criteria by which people follow in the selection of a financial product, and other factors that affect this decision. It also includes a model example of the chosen mode of financing of housing, which is concluded with the proposal for optimization.

This bachelor thesis is focused on the selection of stocks based on a fundamental analysis. In the theoretical part is explained the structure of the investment fund, the collective investment fund in the current conditions of the Czech Republic and the current situation of the capital market. The selected stocks are analyzed by using intercompany comparation and bankruptcy model. In the end of the bachelor thesis is a portfolio recommendation created for the management of a collective investment fund.
Proposal for the Creation of an Investment Portfolio of a Fund of Qualified Investors

The subject of the bachelor's thesis is the elaboration of a proposal for an investment portfolio of a fund of qualified investors focused on gold mining companies. For this purpose, a model fund is created and it is made a selection of companies according to its statute. After that the companies are analyzed, verified and finally compared to determine the final ratio of individual companies in the fund. At the end of the work, a proposal for the management of the fund with the recommended composition of its portfolio is compiled.
Utilization of Financial Analysis as a Tool for Investment Decisions

The purpose of this bachelor thesis is to analyze intently selected financial indicators of joint-stock companies operating in a beverage industry that are listed on the US stock market. The first part of the thesis elaborates theoretical concepts related to shares, investments, specific methods of a financial analysis and the American stock market. In the practical part an analysis of the ratio indicators will be conducted, followed by a credit and bankruptcy model and concluded with a comparison of the results. Lastly, recommendations for investments into certain companies will be provided.

Modeling of decision-making processes in development projects

This dissertation focuses on the decision-making models of real estate development companies with a narrower focus on the pre-implementation part, when companies decide what kind of project, in terms of time, technical, financial and risk, they will implement in a given area. The thesis focuses on the real estate market, which is influenced by a number of controllable or uncontrollable factors that have either none or minimal or, on the contrary, a significant impact on a given project. This broad scope is then narrowed down in the thesis to the residential housing market, where the project developers are mainly business entities and the end users of the projects mainly use it for housing. This housing market is associated with both economic and emotional influences that must be considered in the development of a given project. Thus the aim of the thesis is to propose a model of decision-making processes for real estate development companies, which will be based on the analysis of factors influencing the real estate market and the analysis of current methods of decision-making processes, which are incorporated in the individual proposed variants of the model. The resulting model variants are then applied to specific cases of already realized projects.
