Evaluation of investment project – student housing

The aim of the thesis is to evaluate an investment in refurbishment and subsequent maintenance of the property as accommodation facilities for students, and to give investors a recommendation on whether to implement the project. A market analysis in the thesis is used to identify a suitable area for the project implementation. Next part of the thesis introduces the investment project and its parameters in line with the investor's strategy. Last part of the thesis is dedicated to the evaluation of the financial plan and a sensitivity analysis.

The first part of the thesis deals with the history and general information on water skiing and wakeboarding in the Czech Republic and globaly. The following chapter describes the structure of the business plan and its individual parts. The third chapter defines a business plan, location and its impact on the area. A detailed business plan that can serve as a decision supporting document for the investors is made based on those findings. The plan contains a market analysis, marketing strategy and a financial plan including a prediction of financial statements up to the amortization of the project and work with risks in the future and its impact on future business development.
