A Price Map of Standard Rent of Commercial Spaces in Selected Areas of the City of Brno

The thesis is focused on the creation of price maps commercial real estate lease in the areas of Brno, in selected urban areas. It is divided into two parts: The theoretical section explains the basic concepts related to the thesis, which are: the types of commercial spaces, types of prices in the valuation, introduces us to the situation on the commercial real estate market and the importance of price charts and the methodology to create. The practical part focuses on the formation of price charts, discussed the issue at its orign, the possibility of creating and mapping. The result is a textual and graphical price map, which is the use of the real estate market and facilitates orientation in the prices of renting commercial property types: office, shop and warehouse.
Methodology of Surveying Real Estate for the Assessment of Selected Types of Non-residential Buildings

The aim of the thesis is to design procedure of inspection non-residential immovable property. There will be done analysis of methods used to evaluate immovable property, with focus on local investigation in the master thesis. Based on this analysis there will be set common and specific recommendation for preparation of source data, for evaluation of buildings, and for local investigation in case of evaluation buildings. The purpose of this thesis is to help experts with preparation of source data to make evaluating report.
A Price Map of Vacation Property Sales in the Eagle Mountains and its Use

The master's thesis is divided into two parts. The term „property“ and also terms dealing with segment of the vacation properties are defined in the theoretical part. Then there are defined different types of prices and valuation. This part also deals with the fact, that affect the selling price. Price maps and their importace at present are discussed in the last chapter. The practical part deals with procedure of creation of the price map, whose byproduct is creation a form for the estimation of the usual price. The region is defined here, including charakteristics of individual location, followed by a description of the property market in the region and analysis of the data base for creating price maps. The price map in text and graphic vision and the form are output. Estimation of the selling price of the property is generated after filling the form. The applicability of the form is verified by determination of the selling price of farm house in Slatina nad Zdobnicí. This property is also being valued according to price regulation in parallel. The practical part is completed by comparing of both achieved prices.
Analysis of the Requirements of the RICS Valuation Standards and Their Application in a Property Assessment Report

This diploma thesis is about the valuation of property, it is focused to requirements of international valuation standards RICS. The motivation of this thesis is popularization of using RICS standards in Czech Republic. These standards have not been translated to Czech language yet. Requirements of these standards are dispersed to many chapters in these standards. The aim of this thesis is analysis of RICS standards and their implication to valuation report according to Czech law. Analysis is made with structured approach with using systematic concept. Analysis refers to valuer, valuation process and valuation report. These objects are structured again. The results are implicated to valuation report according to Czech law and compliance to RICS standards too.
