Rent-seeking in the application to „Government bonds for citizens“

The emission of government bonds is a topical issue for Czech citizens. Czech government aims to borrow financial means directly from households to whom it provides a safer deposit for their financial assets at a higher interest rate than they can achieve from their time deposits at commercial banks. Such emission would be beneficial also for the government will not need to pay citizens as high interests as it would pay to commercial banks in case of borrowing the money from them by means of exclusive sale of government bonds to them. The project seems advantageous for the citizens as well as for the government, but not for the middlemen, for commercial banks.However the realization of the project "Government bonds for citizens" has been postponed and begins to be threatened by different conflicting interests of interest groups. Especially interests of commercial banks are responsible for postponing of this project. An exclusive position of commercial banks in government bonds trading brings a certain rent for them. Size of this expected rent is not only temptation for banks to maintain their rent-seeking position but also is a rational limitation for their rent-seeking avtivities.
The development of the mortgage market in the Czech Republic

Fifteen years ago, the very first Czech bank was authorized to issue its own mortgage bonds. It was Czech-Moravian mortgage bank nowadays know only as Mortgage bank. That moment has become an imaginary beginning of Czech mortgage market. The market has undergone many changes and significant events by which it was influenced. The aim of this thesis is to evaluate the development of the mortgage market in the Czech Republic. Introducing part is focused on a theoretical side of the mortgage market, its definition, the definition of different types of mortgage loans and their features. The second part examines the circumstances and events that most influenced the Czech mortgage market. Using simple regression analysis shows a dependence of number (respectively a volume) of provided mortgages towards interest rates. In conclusion, I also seek to analyze the latest developments in structure of interest rates for mortgage loans. This year in Czech Republic there has been, in context with historically lowest repo rate announced by Czech National Bank, noted a so called "variable interest rate" offered by commercial banks. In this context, the analysis focuses on pros and cons which are brought up by variable and fixed interest rates fallowed by the concluding evaluation.
Mortgage loans and their analysis on the Czech Republic market

This thesis deals with mortgage loans and their analysis on the Czech Republic market. In the first part legal aspects regulating mortgage loans are mentioned, followed by the fundamental characteristic and essence of mortgage loans and value of clients problems in the end of this part. The second part is focused on advantages and disadvantages which mortgage loans provide. Mainly low interest rates, tax allowance and other possibilities of advantages provided by the state are stated. The last part deals with analysis of mortgage products of four banks. The analysis compares interest rates, bank loan amount, fixation period, charges and bank's approach to value of clients. The complete evaluation is made by two fictive households applying for mortgage loan, each with different criteria. The objective of my thesis is to choose the most optimal mortgage loan for these two households.
Consumer credits and tools used for their comparison

This bachelor thesis deals with consumer credits. It aims to familiarize potential applicant for the consumer credit with fundamental information and facts which are necessary for orientation in these broad problems. At the beginning, new law, which came into force in January 2011, is analyzed in detail. That is followed by an introduction of methods of classification of consumer credits with emphasis on mutual differences between particular types. Principal part focuses on methods of assessing and comparison of advantages of consumer credits by means of interest rate, rate of increase and annual percentage rate of costs. Finally, particular bank and non-bank credit offers are compared by using above mentioned tools of evaluation of the profitability of credits.
Individual negotiation of a new interest rate is possible after the fixed-rate mortgage loan period has expired.

The personal home financing option using a mortgage loan ties together knowledge from a series of other necessary transactions that may make the procurement of personal housing uncomfortable for the client. One such transaction is the modification of the mortgage loan fixed interest rate. This bachelor's paper will specifically deal with this issue, which occurs several times during the process of mortgage loan payments, and preparation for it can be of significant benefit to the client.

Development of mortgages and conditions for approval of a credit for physical entities

The objective of my Diploma Thesis is a comparison of conditions for getting a mortgage credit at more banking institutions, evaluation of investigation among people and evaluation of the current situation of mortgage banking in the Czech Republic and its estimated development. In the theoretical part I describe banking institutions and their position within the mortgage banking sector in the Czech Republic. I further clarify everything comprehended in the mortgage credit for physical entities, its financing, I list essential features of the credit, describe the process, granting and approval of the mortgage credit, drawing and finally its back payment. In the analytical part I briefly characterise three selected banking institutions and further describe individual types of the provided mortgage credits. For my Diploma Thesis I selected the following banks: Raiffeisenbank, a. s., Československá obchodní banka, a. s. (hereinafter referred to as ČSOB, a. s.) and Komerční banka, a. s. (hereinafter referred to as KB, a. s.). I also devoted to a public analysis using questionnaire investigation. For comparison of mortgage conditions I further present 2 practical examples within three selected banking institutions showing advantages and disadvantages of individual banks. In conclusion I selected the most prospective bank for the client. Based on the found out data gathered from initial calculations of individual banks, in my opinion the most perspective bank for the client is ČSOB, a. s.
The possibilities of financing a mortgage credit after expiration of the fixing interest rate term.

After expiration of fixing period, not only amount of interest rate, but also other opening costs and fees figure prominently in making decisions about next steps and practices. There are many products of not only mortgage banks, but also of building societies on the market currently. Both institutions compete each other and still try to attract new clients. The aim of my thesis was to inform in general about problems of mortgage credits and building savings. In this thesis I described basic aspects of financial market products and differences between them.
Bank as a source of capital for company

It informs about the state support of housing (incentives, state programmes), state residential conception.It defines kinds of morgage and gives its characteristics, informes about the phases of mortgage arrangement, scoring method for client evaluation and regulative standards for bank risk management. It shows housing and mortgage in statistics.There are mentioned the actual results of financial competition and influence of American mortgage crisis on the Czech mortgage market.In conclusion,it states the trends in the Czech mortgage market.
