Analysis of the Requirements of International Valuation Standards IVS and Their Application in a Property Assessment Report

The motivation to this master`s thesis is an increasing demand on evaluation of expertise report in conformity with requirements of internationally accepted standards as well as with national legal regulations. This master`s thesis is focused on defining of requirements of International Valuation Standards – IVS. The objective of the introductory study of this thesis is an effort to provide overview of the structure, the history and development of International Valuation Standards – IVS. The introductory study points out that the IVS standard is not stationary one, but shows the importance to keep the continuous track and analyze other possible information sources in connection to it. The main objective is to analyze the principal requirements of International Valuation Standards for expert as a person, expertise activity and required features of expertise report. The gained information is processed on the base of an expertise system approach, where the expertise is interpreted as a structured object with principal features: expertise object, expertise problem, expertise activity, expertise report and expert. Established findings are then analyzed regarding to such interpreted system approach of expertise and applied in the determination of type of approach which an expert should follow in the procedure of making out an expertise report of property valuation. Finally, an example expertise report for valuation of real estate is compiled. Such expertise report could be considered in conformity with national legal regulation as well as with requirements of International Valuation Standards – IVS. The expertise report is a practical example of findings of this master`s thesis.

The bachelor thesis is the project of the family house in Louny. The family house is project as a two–storeyed house with one basement. The building is designed for four people. The house has flat roof. The above grade masonry is created by POROTHERM system. The bearing walls in basement is created by Prefa BTB system. The partitions are created by POROTHERM system too. The main building entrance is situated to north–east side. In the basement, there are technical room, drying room, storage of vegetable, storage, corridor and vine cellar. The first elevated floor is divided into a vestibule with dressing room, hall, WC, home–working room, living room with eating room, kitchen and larder. You can go to the outdoor terrace from the living room. In the second floor, there are corridor, two rooms for children, WC, 2 bathrooms, bedroom and outdoor terrace. The foreside of exterior walls will be white. North–east foreside of garage and south–west foreside of terrace are created by grey stone lining. The project contains technical, thermal and acoustic appraisal forms.

Multifunctional building in Chrudim

This thesis describes the design of multifunctional building in Chrudim. It is a three-storey building. The layout of the first floor is for public purposes. The second and third floors serve as the residential part. The building is covered with a flat roof.

Above house is situated unutilized roof space which is consists of purlin roof. Garage is covered with flat roof. Whole house is not with basement. Total protortions of a house is 23x13 m.

This Bachelor thesis deals with design documentation for implementation of family house construction. In the house includes dental surgery. The object is situated on a parcel with slightly sloping terrain in the village Pustiměř. The building for four-member family has two floors, no cellar and it is connected with a garage for one car. The house is designed of brick construction system, ceramic tile Porotherm. Whole ceiling structure is made of Porotherm using POT beam and ceiling fillers MIAKO. The house including the garage is covered with a gabled roof.

This bachelor´s thesis solves with the new building object with establishment – the rehabilitative centre. The building has a partial basement. There is a garage and other technical rooms in the basement. On the first floor there is an operating part, other rooms on the first floor and in the attic are apointed for living.

The aim of this thesis is to design a detached house with traditional production of cheese. It is a new build two storey family house with a cheese manufacture included, located in Píšť municipality. The building has a partial basement. The house is has a flat roof. KM Beta was used as a construction system. Chosen architectural solution does not affect the sorroundings.
