Předmětem bakalářské práce je zpracování projektové dokumentace pro provádění stavby bytového domu. Objekt se nachází na katastrálním území Bystrc města Brna na parc. č. 678/1. Bytový dům je čtyřpodlažní, plně podsklepený s plochou zelenou střechou, jehož první a poslední nadzemní podlaží je odlišné od druhého a třetího nadzemního podlaží. V nadzemních podlažích se nachází 10 bytových jednotek sloužících pro bydlení zhruba 20 osob, společenská místnost, kolárna/kočárkárna a strojovna vzduchotechniky se samostatným vstupem. Přístup do jednotlivých bytových jednotek je umožněn pouze přes společné prostory jako jsou chodby nebo schodišťové prostory. V suterénu se nachází sklepní kóje ke každému bytu, úklidová místnost, výměníková stanice, místnost pro náhradní zdroj elektrické energie a místnost sloužící například jako fit zóna. Konstrukční systém objektu je stěnový příčný. Obvodové i vnitřní zdivo je tvořeno z keramických cihel Heluz, obvodové konstrukce v suterénu jsou železobetonové, stejně jako výtahová šachta. Stavba je založena na základové desce z železobetonu. Objekt je zateplen pomocí kontaktního zateplovacího systému ETICS tvořeného minerálními tepelněizolačními deskami Rockwool. Zateplená fasáda je navržena v kombinaci bílé a světle hnědé barvy. Rámy venkovních otvorů mají antracitovou barvu. Stropní konstrukce je navržena jako železobetonová stropní deska. Schodiště je taktéž navrženo jako železobetonová monolitická konstrukce. Zastřešení objektu tvoří zelená plochá střecha ohraničená atikou.
The subject of this bachelor’s thesis is the preparation of project documentation for the construction of a residential apartment building. The building is located in the cadastral area of Bystrc in the city of Brno on plot no. 678/1. The apartment building has four above-ground storeys and is fully basemented, with a flat green roof. The first and the top above-ground storeys differ in layout from the second and third above-ground storeys. The above-ground storeys contain 10 residential units intended for housing approximately 20 people, a common room, a bicycle and pram storage room, and a ventilation machinery room with a separate entrance. Access to individual residential units is provided exclusively through common areas such as corridors and staircases. The basement includes storage cubicles assigned to each apartment, a cleaning room, a heat exchange station, a server room for the photovoltaic system, and a room intended, for example, as a fitness area. The structural system of the building is a transverse load-bearing wall system. Both external and internal walls are made of Heluz ceramic blocks; the perimeter walls in the basement are reinforced concrete, as is the elevator shaft. The building is founded on a reinforced concrete foundation slab. The building is insulated using an external thermal insulation composite system (ETICS) composed of mineral thermal insulation boards Rockwool. The insulated façade is designed in a combination of white and light brown colors. The frames of external openings are anthracite-colored. The floor structure is designed as a reinforced concrete slab. The staircase is also designed as a monolithic reinforced concrete structure. The roof structure consists of a green flat roof bounded by a parapet.
