Diplomová práce se zabývá problematikou nemovitostí a analýzou jejich daňového a odvodového zatížení podle právní formy subjektů. Charakterizuje vybrané subjekty (fyzickou osobu nepodnikatele, OSVČ, společnost s ručením omezeným a družstvo) a vymezuje pojem nemovitost z účetního a daňového hlediska. Praktická část je zaměřena na komparaci portfolia typologicky odlišných nemovitostí. Cílem práce je na základě provedené analýzy charakterizovat jednotlivé právní formy a provést jejich podrobnou komparaci tak, aby poplatník byl schopen určit optimální variantu vlastnictví s ohledem na minimalizaci daňové zátěže. This master’s thesis examines the issue of real estate and analyzes the tax and social security contribution burdens based on the legal form of the entities involved. It characterizes selected entities (non-business individuals, self-employed persons, limited liability companies, and cooperatives) and defines the term "real estate" from both accounting and tax perspectives. The practical part focuses on a comparison of a portfolio consisting of typologically diverse properties. Based on the analysis performed, the aim of the thesis is to characterize the individual legal forms and conduct a detailed comparison, enabling the taxpayer to determine the optimal ownership variant with regard to minimizing the tax burden.
