Diplomová práca sa zaoberá analýzou špecifického prostredia areálu s nájomným bývaním a parkovaním medzi ulicami Hybešova, Václavská a Mendlovým námestím a následným návrhom objektu, ktorý priamo reflektuje definované problémy tohto územia. V súčasnosti sa na samotnej riešenej parcele nachádza spevnená plocha parkoviska. Z urbanistického hľadiska a pre naplnenie zámerov aktuálneho územného plánu, ktoré návrh plne rešpektuje, si však vytvorenie dvoch nových ulíc vyžaduje asanáciu niekoľkých priľahlých budov v areáli. Nový objekt je umiestnený na novovzniknutom nároží kríženia týchto ulíc s Mendlovým námestím, pričom plynule nadväzuje na okolitú zástavbu, dopĺňa ju a stáva sa definujúcim prvkom priestoru. Funkčná náplň navrhovaného objektu je predovšetkým nájomné bývanie s aktívnym parterom, ktoré je doplnené o vybavenosť skvalitňujúcu život nájomníkov a o parkovací dom koncentrujúci súčasné rozsiahle parkovacie plochy. V návrhu sa snažím o funkčnú transformáciu a priestorovú koncentráciu doteraz nejasnej štruktúry areálu do podoby plnohodnotného mestského bloku, ktorý systematicky rieši nedostatky súčasnej formy ubytovania v danej lokalite. This thesis analyzes the specific environment of a complex featuring rental housing and parking facilities located between Hybešova Street, Václavská Street, and Mendlovo Square, and subsequently proposes a building design that directly addresses the identified issues of this area. Currently, the plot in question is occupied by a paved parking lot. From an urban planning perspective and to fulfill the objectives of the current zoning plan—which the design fully respects—the creation of two new streets, however, requires the demolition of several adjacent buildings within the complex. The new building is situated at the newly formed corner where these streets intersect with Mendlovo Square, seamlessly connecting with the surrounding development, complementing it, and becoming a defining element of the space. The functional purpose of the proposed building is primarily rental housing with an active ground floor, complemented by amenities that enhance tenants’ quality of life and a parking garage that consolidates the current extensive parking areas. In the design, I aim for a functional transformation and spatial consolidation of the site’s previously unclear structure into a fully-fledged urban block that systematically addresses the shortcomings of the current housing situation in the area.
