Cíl této práce je ukázat rozdíly ve přístupu při jednotlivých metodách oceňování nemovitostí. A následně i na konkrétním příkladu rozdíly ukázat a popsat. Prví předpoklad byl, že díky krizi bude velký rozdíl mezi jednotlivými cenami (administrativní a tržní). Tento předpoklad se ukázal jako nepravdivý. Závěrem tato práce ukazuje, že koeficienty při administrativním oceňování jsou vyhláškou nastaveny velice správně a je tedy vidět, že oceňování nemovitostí v ČR ušlo velkou cestu. The goal of this Bachelor's Thesis is to show the differences of market and administrative approaches on concrete example. All the methods used in practical part are firstly described in the theoretical part. As an example it is used flat -- building where should both approaches (administrative and market) have the biggest variation. The first assumption was that due to crisis on the real estate market there will be big holes between each way of appraising, which appeared to be untrue. In conclusion this Thesis shows that coefficients in the administrative valuation are set very precisely i.e. there is almost no variation.
